Every property in the city of Palos Verdes Estates and the Miraleste section of Rancho Palos Verdes are subject to recorded deed restrictions. The Palos Verdes Homes Association is responsible for the enforcement of these restrictions.
You are strongly advised to contact the Homes Association to determine whether the property you are considering for purchase is in compliance with these deed restrictions. An inspection is required to make this determination for which a fee will be charged. Because failure to ascertain compliance may result in expensive remedies, taking the time to check before buying is important. Following an inspection by the Homes Association, a letter will be issued stating that the house is in compliance OR listing the non-complying conditions and fees due for Art Jury review.
Tree Policy
The Palos Verdes Homes Association has authority over all trees on private property within its boundaries and the right at all times to enter for the purpose of cutting back trees or other plantings which have grown to a greater height than in the opinion of the Homes Association is warranted to maintain the view and protect adjoining property. Also, no tree over 20 feet in height may be removed without approval of the Homes Association. The Board of Directors has instituted procedures to assist neighbors in resolving tree disputes. Signs
Please do not (or allow contractors in your employ to) post signs on your property. The only permitted signs are authorized For Sale and election signs.
Operational Policy of the Homes Association
Our Association does not assess annual fees to cover basic operations, the usual procedure of most homes' associations. Instead, fees are charged for those requiring services, such as approval of house plans, compliance inspections for homebuyers and sellers, and some miscellaneous fees charged for changes or additions to properties. During economy upswings when more properties change ownership, the budget shows a surplus; recent years have been financially beneficial for the Association, and surpluses have been used to sponsor community events, such as the Founders' Tea, co-fund beautification projects with city participation, reintroduce the newsletter, and initiate a scholarship program. However, prudent reserves are maintained for "lean" years ahead or to protect parklands and the Protective Restrictions, the foundation of our organization
