Minutes of the Board Meeting
2 May 2005

Called to Order: 7:45 pm by Porter.
Present: Porter, Kelly, Parks, Himelwright, and Cooper.

Minutes of 4 April 2005 were approved as submitted.

Treasurer’s report: Treasurer’s report for April was received and approved as submitted.

Correspondence: Letter from ACLAD regarding need for drain maintenance under Narcissa. Cooper agreed to get bids for gunnite work on these drains.

Roads: Work on Limetree is nearly done. More to be done on Tangerine before Limetree can be finished. After Limetree is finished, work will start on Cherryhill.

Bids are still being taken for major roadwork on Peppertree. Companies contacted so far (D & G and South Bay Paving- Hawthorne Paving declined to bid) will not grind down the road surface. Shamrock Asphalt will be contacted next. The recent rains have accelerated the movement along Peppertree.

Roadsides: Cooper- Ornamental stone has been delivered for use at the Narcissa Gate. The narrow portion of Sweetbay needs work along the roadside. It will be graded and woodchips put down to control weeds. The entrance to Cherryhill along PV Drive needs to be blocked. Street cleaning will again be postponed due to rain in the forecast.

Access Control: no report

President’s report: None

City liaison / RDA: nothing to report

Old Business: Parks submitted verbal recommendations from several accountants for putting a growth plan in place, having reserve accounts for large known projects and plans for long-range finances. Porter submitted a list of points to consider for the financial health of the Association. Kelly submitted a copy of Civil Code 1363.810-850 pertaining to dispute resolution and an Assessment and Reserve Funding Disclosure Summary (as mandated by California Civil Code 1365.2.5)

New Business: Regarding power outages at the Peppertree gate: An estimate for moving the power pole at the Peppertree gate came in at $3000. Breakers are no longer permitted on the poles.

City Council is having a Storm Drain Discussion at the next City Council Meeting. Several individuals from the Association will attend the ACLAD meeting next week 5/10.

Audience: Mike Chiles notified the Board that the City is having a meeting regarding cargo containers in June. Sunshine recalled the requirement for maintaining a 3’ wide strip along the roadways.
