Minutes of the Board Meeting
4 June 2007

Called to Order: 7:20 pm by Porter.
Present: Himelwright, Cooper, Porter, Kelly

Minutes of 7 May were approved.

Treasurer’s report: No treasurer’s report available tonight.

Roads: East- An itemized bill has not been received for the patching yet. Tangerine needs more work….

West- Some grading along Sweetbay was done in May.

Roadsides: West- No report.

East- No report

Access Control: Although there was no vandalism in May, there was damage today. A check was received for damages last month. Large trucks leaving the Peppertree Gate have a difficult time negotiating the exit. It was suggested that residents meet trucks there to allow them to exit the entrance or be subject to paying for the gate repairs each time the trucks damage the gates. It was also suggested that the Narcissa Gate be used for large trucks. The redesign of the keypad monument at Narcissa was discussed.

President’s report:

City liaison / RDA

Old Business: Last month, it was moved, seconded and passed unanimously to send a letter to the City inquiring as to the reason for and permissibility of allowing a lot line adjustment that adds acreage to a parcel in the PBCA. A letter has been drafted by the attorney and will be sent this month. The lot line adjustment has not as of this date been requested, so the letter will merely request that the Association be informed if such a move is requested and oppose any such action, pending review of the CC&Rs by the attorney regarding adding or removing acreage from the Association.

It was noted last month that fire access to the Portuguese Bend Nature Preserve should be from Palos Verdes Drive South and not through the community. Porter will be meeting with the local fire department, reviewing the ways and means of accessing our community and the Nature Preserve.

New Business: It was moved seconded and passed unanimously that the correspondence received this month from residents concerned about the work done on Tangerine be forwarded to the attorney for review and response. It was also moved, seconded and passed unanimously that the Architectural Standards enforcement procedures drafted by the attorney be mailed to all PBCA members in July.

Communications: Letters from a resident were received and filed concerning the work being done on Tangerine. See Above. A letter was received and filed concerning the abundance of peahens this year. A notice was received regarding the residence at 6 Figtree being approved for rebuilding from the foundation up. This should, and will, be forwarded to the architectural committee. Additionally, a copy of a letter was received from the City allowing a community member’s residence to be moved from city property and rebuilt in its “original” location.

Audience: Discussion ensued regarding the work done on Tangerine. All comments were supportive of the work done and the plan proposed. The land is moving a lot. Bob Maxwell will contact City representatives regarding the drainage down Altamira Canyon, reminding Mr. Bell to revisit this issue.
