Minutes of the Board Meeting

7 April 2008

Called to Order: pm by Porter.

Present: Porter, Burt, Cooper, Kelly

Minutes of February 12, 2008 and March ,2008 adopted as revised.

Treasurer’s report: Treasurer’s reports for January and March were received.

Correspondence: Councilman Steve Wolowicz will be at our next meeting.

Roads & Public Works East- The cleaning and trimming on West Pomegranate is almost finished and bids are going out for paving. Work is finishing on Tangerine.

Roads & Public Works West- Bids being sought for repair along Narcissa above Wayfarer’s Chapel.

Roadsides West & East- Foliage at the Gate Lot has been trimmed.

Access Control: No problems reported. Getting bids for camera at Peppertree Gate. The security provided at the gates during a recent open house day was very beneficial. The policy for Open Houses was reviewed. The gates will not be left open for open houses. The agent is responsible for staffing the gates with a responsible person over the age of 18. All For Sale signs must be compatible with the community signs, printed with For Sale and a phone number, no names

President’s report:

City liaison / RDA: Members of the Board met with representatives from the City regarding the lot line adjustment that affects the community. They were informed that none of our concerns are concerns of the City at this time to the extent that they would prevent such a lot line adjustment.

With respect to Altimira Canyon, the City holds that it is private property of or in the community. It is not concerned that the water coursing through the canyon is dumped there from parts of the City. Bob Douglas spoke regarding the damage being done along the canyon. He characterized it as an erosional problem with the heavy rains of 2005 undercutting the banks and causing slippage of some properties. In addition to erosion, he also noted the heavy brush build-up, especially of eucalyptus, as a significant problem. He highlighted three critical areas: WW4 (well 4) is in jeopardy, erosion near the Narcissa Gate near the Pinkhams property is extreme and 3 power or telephone poles need replacing. To address these issues, it was suggested that at the least, three projects be tackled before next fall: 1) relocate the poles 2) fix the canyon 3) clear debris. For the community to be associated with this work on private property we will need liability releases from all affected along the canyon. Having the fire department walk through may expedite this.

New Business:

Audience: Leanne Twidwell offered to take over managing the website. It was suggested she contact PV on the Net regarding sites for non-profit organizations on the peninsula.

It was reported that the water main that broke on lower Cinnamon did so because of metal fatigue.
