Minutes of the Board Meeting
10 September 2007

Called to Order: 7:10 pm by Porter.

Present: Himelwright, Burt, Cooper, Kelly

Minutes of August 6 were approved.

Treasurer’s report: Treasurer’s report from August was received and filed.

Roads: East- Asphalt still needed on Tangerine and Limetree and Limetree needs widening. A plan and cost estimate still must be obtained.

West- Leaking sprinkler pipe has caused damage on Narcissa.

Roadsides: West & East- Plants need water, especially on eastern roadsides. A water truck will be brought up for them.

Access Control: We are getting estimates for new magnets on the Narcissa gate to make it more difficult to force open. Narcissa Gate needs repainting after being repaired. The planter at Peppertree needs repair again.

President’s report:

City liaison / RDA No report.

Old Business: We are still waiting for a draft of a letter from our legal counsel to the City inquiring as to the reason for and permissibility of allowing a lot line adjustment that adds acreage to a parcel in the PBCA.

New Business: It was moved, seconded and passed unanimously to draft and send a letter from the community to the city of Rancho Palos Verdes expressing concern over decisions to relocate homes on previous GPS locations. It was moved seconded and passed 4-1 (Himelwright dissenting) to increase annual property assessments for the next fiscal year by 5%.

Communications: A letter was received from a non-resident with need to enter requesting to purchase 3 automatic gate openers.

Audience: It was suggested by Claudia Gutierrez that a letter be sent with the tax bill requesting and reminding members to keep their trees and roadside foliage trimmed. Gigi Greene expressed confusion and frustration over typographical error on a letter sent at the direction of the Architectural Committee. Mike Chiles described an incident on Narcissa by the stables with respect to allowing dogs to defecate in overgrown, thorny bushes across from the stables. It was also mentioned that double trailer hay trucks have been entering the community and causing property damage.
