MINUTES – PBCA Architecture Committee
6 December 2004

1. Call to order, 7:30 pm. Present: Burt, Haldeman, Himmelwright, Kelly, Parks, Siegel

2. Minutes from 1 November approved as submitted

3. Old business:

* 3 Ginger Root. The trailer that had been stored on the lot has been removed. Tenant is still in discussions with owner about what he will be allowed to do by the owner.

* 7 Plumtree. Escrow has not yet closed. Rocks were reported located on the pavement; we will monitor the situation and see if this is a problem for residents.

* 3 Figtree. Owner still working with City.

* 68 Narcissa. Clean-up still in progress.

* Riding Club. Screening plan in progress (orchard planted).

* Storage, vacant lot, 4 Peppertree. Committee will write a letter.

* Cars stored and parked on the street – 7 Fruitree. The Board will be asked to consider intervening.

* Shed on vacant lot, Narcissa, across from Ride-to-Fly. No response to board letter; will ask Board to follow-up.

4. New business:

* The Committee will send a "thank you" letter to Dan and Vicky Pinkham for hosting the wreath-making party. The Community looks wonderful!

* Containers (e.g., 8’ x 8’ x 40’ cargo containers and similar). Committee members met with City representatives. The City is looking for input from the Commmunity, leading to potential planning commission and council actions. After some discussion, the Committee agreed on the following points:

  • (a) grandfathering existing containers
  • (b) 100% screening
  • (c) we don't want more containers in the community
  • (d) anchoring may not be necessary
  • (e) they are to be considered temporary structures, and should each have a date by which they will be removed. Casey Porter will continue to act as the Community’s liaison on this matter with the City.

* 6 Sweetbay. Received 2 separate requests from the owner:

  • A request was submitted regarding a coral. This was approved..
  • A request was submitted regarding perimeter fencing. Guidance on height (limited to 42”), materials for the portion facing the road (stone or 3-rail wood), and set-back (25’ from edge of the road easement) was provided. The owner has asked for additional guidance; the Committee appointed Bob Haldeman to work with the owner.

* 38 Cinnamon. Questions were asked about the apparent construction. It was noted that the Committee approved a plan, and the City issued an LME and a building permit.
