SUBJECT: OCEAN TRAILS - PRESENTATION OF A PROPOSED REVISION TO VESTING TENTATIVE TRACT MAP NO. 50666 (VH PROPERTY CORP)

RECOMMENDATION

That the City Council receive a presentation from Ocean Trails on a proposed revision to Vesting Tentative Tract Map No. 50666.

BACKGROUND

Ocean Trails' representatives have requested the opportunity to present a preliminary plan of their proposed revision to Vesting Tentative Tract Map No. 50666 to the City Council and public. It is Staff's understanding that the preliminary plan includes a new driving range, the retention of an unknown number of single-family residential lots and new hotel casitas. Although Staff has viewed a preliminary plan at the offices of Ocean Trails, no formal submittal has been submitted to the City for review. It is important to note that a project revision of this magnitude will require various amendments to the existing project entitlements. Additionally, it may require a General Plan Amendment and Zone Change. Needless to say, during the processing of said applications, there will be plenty of opportunity for public input. No formal action is to be taken by the City Council on this item since no formal application has been filed.

FISCAL IMPACT

There are no Fiscal Impacts to the City as a result of this presentation.
