SUBJECT: NOTICE OF COMPLETION FOR THE CITY HALL ELEVATOR PROJECT

RECOMMENDATION
Accept the work as complete; and
Authorize the City Clerk to file a Notice of Completion with the County Recorder; and if no claims are filed within 35 days after recordation, and upon the contractor posting an acceptable warranty bond, notice the surety company to exonerate the payment and Performance bonds; and
Authorize the Director of Public Works to release the 10% retention payment, to 2H Construction, Inc., 35 days after recordation of the Notice of Completion by the County Recorder contingent upon no claims being filed on the project, and the contractor posting an acceptable warranty bond.
BACKGROUND & ANALYSIS
The project consisted of the demolition of the old City Hall lobby, reconfiguring workspace and constructing a new lobby and electric/hydraulic elevator. The contract for the project was awarded to 2H Construction, Inc. on June 12, 2004. Since that time all work has been satisfactorily completed.

The total construction cost is greater than the award amount but less than the total authorized budget. Additional work items including improvements to the City Hall sewer lateral, structural changes to the building/elevator frame, the addition of drywall to the lobby, electrical system improvements and miscellaneous changes required for the elevator were added to the contract.
FISCAL IMPACT
The recommended action will have no fiscal impact. This project was budgeted in the Capital Improvement Program (CIP) Fund.
CONCLUSION
2H Construction, Inc. has successfully completed all work in accordance with the plans and specifications. Therefore, the work should be accepted as complete and a Notice of Completion filed.
