4) Extend Vesting Tentative Tract Map No. 50666 consistent with the term of the Development Agreement; and, 5) adopt Resolution No. 2011-__, A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF RANCHO PALOS VERDES, amending Grading Permit No. 1541 to allow an extension to the operation of the driving range to September 21, 2011.

REGULAR NEW BUSINESS:

 (90 mins)    11.       Municipal Area Express - Update (McLean)

Recommendation: Reaffirm the Council’s previous decision to direct Staff to notify the City of Torrance (Lead Agency) and the other Member Agencies that Rancho Palos Verdes is withdrawing from Municipal Area Express (MAX), effective June 30, 2011.

(30 mins)     12.       Proposal to Develop a Floor Area Ratio (FAR) For Residential Property  (ZON2010-00332)/Citywide (Schonborn)

Recommendation: The Planning Commission recommends that a Floor Area  Ratio (FAR) or other maximum structure size limit not be imposed since the  City’s current regulations and Neighborhood Compatibility review process works to regulate residential construction and helps preserve the character of existing neighborhoods.

1) Based on a threat of litigation in a letter dated March 4, 2011, to Mayor Thomas D.
    Long from Carl A. Capozzola, a copy of which is on file in the City Clerk's office.

2) Based on a claim filed by Zachary Freeman on August 24, 2010.

3) Based on a claim filed by James Reuter on February 22, 2011.

4) Based on a claim filed by Alfred Voce on February 16, 2011.
