2. CONDITIONAL USE PERMIT NO. 182: Mr. William Myers, (applicant), 28103 Hawthorne Boulevard. (LL)

Requested Action: A request to: 1) Delete a condition of approval from the original Conditional Use Permit that requires the rear parking lot area to be chained off after business hours; 2) delete a condition from the original Conditional Use Permit that requires the convenience store sales to cease if either the sale of gasoline and/or automotive services are discontinued; 3) a modification of a condition from the original Conditional Use Permit to permit the display of a newspaper rack outside the convenience store front doors; and, 4) amend the Sign Permit to include additional signs, banners, and flags.

Recommendation: 1) Delete Condition No. 36 from the Conditions of Approval of Resolution No. 95-41; 2) amend Condition No. 7 from the Conditions of Approval of Resolution No. 95-41; 3) modify Condition No. 46 to permit the display of a newspaper rack outside the convenience store front doors; and 4) amend the sign permit to include additional signs and banners.

3. VARIANCE NO. 455, HEIGHT VARIATION NO. 896, and GRADING PERMIT NO. 2126: Roko Alaga, (applicant), 29131 Highmore Avenue. (ES)

Requested Action: Allow construction a 2,591 square foot addition to an existing residence, which includes a two-story portion and a new detached two-car garage, resulting in an overall structure size of 3,616 square feet. The proposed additions will result in a structure height of 24.58-feet as measured from the highest existing (pre-construction) pad elevation to be covered by the structure, and an overall height of 26-feet as measured from lowest finished grade to be covered by the structure. The variance requests approval to construct the addition over an extreme slope, which is prohibited by the City’s Development Code. Further, the variance requests approval to allow a driveway with an average slope of twenty percent and a driveway length of 52-feet without a twenty-five foot turning radius between the garage and the street of access, which is required by the City’s Development Code. Lastly, 67-cubic yards of grading is associated with the proposed project.

Recommendation: Adopt P.C. Resolution No. 2000 - ___, denying without prejudice Height Variation No. 896, Grading Permit No. 2126, and Variance No. 455.

4. CONDITIONAL USE PERMIT NO. 190 – REVISION ‘A’: Pacific Bell Wireless, Greenhills Memorial Cemetary, 27501 S. Western Avenue. (LL)

Requested Action: Allow 2 wall mounted antenna panels on the existing Mausoleum Building and a concrete pad for future placement of a Base Transceiver unit that will be adjacent to the existing mausoleum.

Recommendation: Adopt P.C. Resolution No. 2000 - ___, approving Conditional Use Permit No. 190 – Revision ‘A’, subject to conditions.
