3. SIX-MONTH REVIEW OF CONDITIONAL USE PERMIT NO. 208: Shiraz Govani, represented by Christian Faulk, 27774 Hawthorne Boulevard (Highridge Car Wash). (ES)
Requested Action: Review the applicants compliance with the conditions of approval that were approved for Conditional Use Permit No. 208, which allowed the sale of specific non-automotive items.
Recommendation: Receive and file the report.
4. HEIGHT VARIATION NO. 902 and COASTAL PERMIT NO. 162: Nagy Bakhoum, (applicant), 10 Clipper Road. (ES)
Requested Action: Allow demolition of an existing 1,930 square foot single family residence for the construction of a new 3,976 square foot (garage included), split-level two-story, single-family residence on a pad lot. The proposed residence will be constructed at a height of 20-3-1/2", as measured from the lowest finished grade covered by structure to the top of the highest roof ridgeline, and 17-8" in height, as measured from the highest natural grade covered by structure to the top of the highest roof ridgeline. The subject property is located within the non-appealable area of the Citys designated Coastal Zone and therefore requires a Coastal Permit for the proposed development.
Recommendation: Adopt P.C. Resolution No. 2000-__, thereby approving Height Variation No. 902 and Coastal Permit No. 162ermit No. 2192, subject to conditions.
5. HEIGHT VARIATION NO. 910 and SITE PLAN REVIEW NO. 8977: Robert Garstein, (applicant), 28983 Palos Verdes Drive East. (ES)
Requested Action: Allow the construction of a 210 square foot two-story addition at 23 feet from the front property line, and roof line modifications on two sides of the existing two-story residence, resulting in a 26-foot high structure. Further, a 350 square foot lower level deck is also proposed.
Recommendation: Adopt P.C. Resolution No. 2000-__, thereby approving Height Variation No. 910 and Site Plan Review No. 8977, subject to conditions.
6. GRADING PERMIT NO. 1928 REVISION B: Terence Kwok (applicant) and Arik Abdalian (landowner), 30025 Cachan Place. (KF)
Requested Action: Allow revisions to the approved, single-family residence for one hundred forty cubic yards (140 yd³) of additional grading to convert six hundred ninety-five square feet (695 ft²) of non-habitable crawlspace on the lower level to habitable living area, and to create a pad area on an extreme slope behind the house.
Recommendation: Conditionally approve Grading Permit No. 1928-Revision B for fifty cubic yards (50 yd³) of grading for the additional living area only, and direct the applicant to restore the rear slope to conform to the original approval of Grading Permit No. 1928, via Minute Order.
