(ES) Requested Action: Allow a 1-year time extension from the date of expiration (December 14, 2000) via Minute Order, thereby setting the expiration date as December 14, 2001, will all conditions of approval remaining in full force and effect. (ES) Requested Action: Allow an existing a 86"-high, 120 square foot greenhouse structure to remain at the rear of the property, with a 3-foot setback from the rear property line, where the Citys Development Code requires a 15-foot minimum. Recommendation: Adopt P.C. Resolution No. ____, thereby denying Variance No. 479. VARIANCE NO. 477 and ENVIRONMENTAL ASSESSMENT NO. 733: Peninsula Montessori School (Claudia Krikorian), 31270 Palos Verdes Drive West. (AM) Requested Action: Allow construction of a new one-story 15,099 square foot Montessori School for preschool students and students in grades K to 6 for a maximum total of 240 students, plus an additional 20 teachers (2 per classroom) and 6 support staff members that will include a 24,263 square foot underground parking structure for fifty (50) parking spaces and the designated student drop off, two playground areas adjacent to Palos Verdes Drive West, and 19,000 cubic yards of associated grading, with a reduction in the Development Code required thirty (30) foot setback from a property line abutting a street, a fifty (50) foot setback from a property line abutting a residential zoning district (Villa Capri), and a twenty (20) foot setback from a property line abutting a commercial use for the proposed subterranean parking structure and relief from the maximum lot coverage requirement. Recommendation: Adopt P.C. Resolution No. ___ adopting the Mitigated Negative Declaration and Mitigation Monitoring Program; and Adopt P.C. Resolution No. ___, thereby approving Conditional Use Permit No. 221, Grading Permit No. 2232, Variance Permit No. 477, and Environmental Assessment No. 733, subject to conditions.
