Request: A request to construct a 1,189 square-foot addition to an existing 1,776 square-foot one-story single-family residence. 4. VARIANCE PERMIT NO. 489: 6610 Palos Verdes Drive South / York Long Point Properties (AM)

Request: A request to allow the construction of a new, 1,400 square foot cabana, as well as a new swimming pool and spa, within the City’s designated Coastal Setback Zone. The proposed cabana structure will be constructed at a height of 16 feet, as measured from the lowest adjacent finished grade to the top of the highest roof ridgeline, and will provide restroom facilities for both the general public and hotel guests.

Recommendation: Adopt P.C. Resolution No. 2002-___, forwarding a recommendation to the City Council, to allow the construction of a 1,400 square foot lower pool facility, at a proposed height of 16-feet, as measured from finished grade to the top of the highest roof ridgeline, to encroach into the required Coastal Setback Zone.

5. CONDITIONAL USE PERMIT (CASE NO. ZON2002-00152): 500 Silver Spur / Palos Verdes Office Partners (BY)

Request: A request to allow a cultural center for educational and cultural programs, and religious services at an existing office building.

Recommendation: Staff recommends that the Planning Commission receive and file the landowner’s request to withdraw the Conditional Use Permit application.

6. APPEAL OF GRADING PERMIT (CASE NO. ZON2002-00062): 30822 Rue De La Pierre / Satori (RL)

6a. P.C. Resolution No. 2002-___

Request: An appeal of the Director's decision to allow two (2) after-the-fact retaining walls measuring 4’-6" and 2’-6" in height. The walls are within three (3) feet of each other, therefore, they are considered one (1) seven-foot high retaining wall.

Recommendation: Staff recommends that the Planning Commission adopt P.C. Resolution No. 2002-___, denying the appeal and upholding the Director’s decision to deny without prejudice, the requested Grading permit (Case No. ZON2002-00062).

7. CONDITIONAL USE PERMIT REVISION (CASE NO. ZON2002-00282): 32, 34, 36 and 38 Via del Cielo / Makallon RPV Associates (KF)

Request: A request to revise the development standards for the Oceanfront community to allow 14,000 cubic yards of additional rough grading and export to reconfigure four (4) upslope lots into pad lots. This modification would allow the future development of two-story (rather than split-level) homes on these lots, although the maximum ridgeline elevation of the future homes would not change.

Recommendation: Staff recommends that the Planning Commission adopt P.C. Resolution No. 2002-__, denying the requested conditional use permit revision (Case No. ZON2002-00282) without prejudice.
