2. HEIGHT VARIATION PERMIT (CASE NO. ZON2002-00492): 30148 Via Borica /
Request: A request to allow the construction of a 96 square foot
second-story addition located to the rear of an existing 2,830 square-foot
residence, at a height of 19’-6", as measured from the adjacent grade to the highest ridge, and the construction of an approximately 300 square foot second story deck, located along the front façade, at a height of 12’-0",
as measured from the adjacent grade to the top of the railing.
Recommendation: Staff recommends that the Planning Commission adopt P.C. Resolution No. 2003-__, approving with conditions Height Variation Case No. ZON2002-00492.
3. HEIGHT VARIATION, GRADING, AND SITE PLAN REVIEW PERMIT (CASE NO. ZON2002-00437):
30339 Rhone Drive / Wong (DB)
Request: A request to construct a 1,328 square foot two story addition
to an existing 3,809 square foot single-family residential dwelling unit;
construct a 310 square foot detached cabana, construct a swimming pool with
spa, and to allow 146 cubic yards of grading. The Height Variation is to
allow the proposed addition that will measure 19.99’ from the lowest elevation where the finished grade is adjacent to the building foundation/slab (92.14’) to the highest roof ridgeline (112.13’), and 9.92’ from the highest elevation where the finished grade is adjacent to the building foundation/slab (102.21’)
to the highest roof ridgeline. The Grading Permit is to allow the 146 cubic
yards (87 cubic yards of cut, 59 cubic yards of fill) of grading. The Site
Plan Review is to allow the construction of the detached cabana and the swimming
pool with spa.
Recommendation: Staff recommends that the Planning Commission Adopt P.C. Resolution No. 2003-___; thereby approving, with conditions, the Height Variation, Grading Permit, and Site Plan Review (Case No. ZON2002-00437).
4. HEIGHT VARIATION, GRADING, AND SITE PLAN REVIEW PERMIT (CASE
NO. ZON2002-00066): 3867 Crest Road / Behshid (RL)
Request: A request to allow the construction of a new 5,495 square-foot
two-story single-family residence and attached 3-car garage with associated
amenities. The new residence will measure a maximum height of 26’-0",
as measured from the highest point covered by the structure to the top of
the roof ridgeline and as measured from finished grade adjacent to the lowest
foundation to the top of the ridgeline.
Recommendation: Staff recommends that the Planning Commission adopt P.C. Resolution No. 2003-__, thereby approving, with conditions, the submitted Height Variation, Grading, and Site Plan Review applications (Case No. ZON2002-00066).
