RESOLUTION NO. 2004-__ (This item was continued from the February 10, 2004 Planning Commission meeting) Request: A request to allow the construction of 519 square feet of first story additions and a 902 square foot second story addition. The proposed structure is proposed at a maximum height of 23.87’, as measured from the point where the lowest foundation meets finished grade (104.62’), and 23.17’, as measured from the highest grade covered by structure (105.32’) to the highest ridge (128.49’). Recommendation: Staff recommends that the Planning Commission adopt P.C. Resolution No. 2004-__, denying without prejudice Height Variation Permit Case No. ZON2003-00180. RECESS (approximately 8:30 P.M.): PUBLIC HEARINGS: 3. VIEW RESTORATION PERMIT NO. 161: 7256 and 7264 Berry Hill Drive / Young and Van Klooster (TN) Request: A request to trim, lace and/or remove foliage located at 30466 Via Cambron, in order to restore a view from 7256 and 7264 Berry Hill Drive. Recommendation: Staff recommends that the Planning Commission continue the item to the March 23, 2004 or the April 13, 2004 Planning Commission hearing. 4. HEIGHT VARIATION (CASE ZON2003-00510): 26930 Spring Creek / Holloway (DB) 4A. P.C. RESOLUTION NO. 2004-__ Request: A request to construct a 772 square foot addition to an existing 2,016 square foot residence and conduct 232 cubic yards of grading. The Height Variation is to construct the proposed addition, which measures 21.34’ high, as measured from the lowest grade adjacent to the building foundation/slab (95.8’) to the highest ridgeline of the residence (117.14’), and 13.29’ high, as measured from the highest grade adjacent to the foundation/slab (103.85’) to the highest ridgeline of the residence. The Grading Permit is to allow the 232 cubic yards of cut to accommodate the addition Recommendation: Staff recommends that the Planning Commission adopt P.C. Resolution No. 2004-___; thereby approving, with conditions, the Height Variation and Grading Permit (Case No. ZON2003-00510). 5. APPEAL OF GRADING PERMIT (CASE ZON2003-00425): 49¼ Rockinghorse Drive/ Dvorin and Falstrup (Appellant) (DB) 5A.P.C. RESOLUTION NO. 2004-__ Request: A request to overturn the Director’s approval of a 4,507 square foot single-family residence and 622 cubic yards (149 cubic yards of cut and 473 cubic yards of fill) of grading. The residence has a height of 30’, as measured from the lowest finished grade adjacent to the foundation/slab (112’) to the highest ridgeline of the residence (142’). Furthermore, the highest ridgeline of the residence (142’) is 6’ below the average elevation of the front setback line (148’) for the property. Recommendation: Staff recommends that the Planning Commission adopt P.C. Resolution No. 2004-___; thereby denying the appeal and upholding the Director’s approval of the Grading Permit (Case No. ZON2003-00088). NEW BUSINESS: NONE APPROVAL OF MINUTES: 6.
