(This item was continued from the April 13, 2004 Planning Commission meeting)

Request: A request to trim and/or remove foliage located at 1 Bronco Drive, 28419 & 28428 Cayuse Lane, 92 Headland Drive, and 28527 & 28531 Palos Verdes Drive East, in order to restore the view from 28541 Palos Verdes Drive East.

Recommendation: Staff recommends that the Planning Commission continue the public hearing to the May 25, 2004 Planning Commission Meeting.

2. REVIEW OF THE CITY TREE REVIEW PERMIT PROCESS (Case No. ZON2004-00160): City (JA)

(This item was continued from the April 27, 2004 Planning Commission meeting)

Request: A City-initiated request to forward to the City Council, a recommendation to amend Section 17.76.100 of the RPV Municipal Code pertaining to provisions of the City Tree Review Permit process.

Recommendation: Staff recommends that the Planning Commission continue the public hearing to the May 25, 2004 Planning Commission Meeting.

Request: A request to allow the enclosure of the existing drive-thru ATM area to create 2,179 square feet of new office space, and the grading of 240 cubic yards of cut within the building footprint.

Recommendation: Staff recommends that the Planning Commission adopt P.C. Resolution No. 2004-__, conditionally approving Conditional Use Permit – Revision "A" and Grading Permit Case No. ZON2004-00043.

4. HEIGHT VARIATION PERMIT (Case No. ZON2004-00041): 27010 Spring Creek Road/ DeMoraes (DB)

Request: A request to construct a 1,555 square foot addition to an existing 2,106 square foot residence. The proposed addition, measures 25.5’ high, as measured from the lowest grade adjacent to the building foundation/slab (100’) to the highest ridgeline of the residence (125.5’), and 21’ high, as measured from the highest elevation of existing building pad covered by structure (104.5’) to the highest ridgeline of the residence.

Recommendation: Staff recommends that the Planning Commission adopt P.C. Resolution No. 2004-___; thereby denying, without prejudice, the Height Variation (Case No. ZON2004-00041).

Request: A request to review the City’s Development Code’s definition of a "hedge"

Recommendation: Staff recommends that the Planning Commission review the current Development Code definition of a "hedge" and provide staff with direction as to whether it should be amended.
