CONTINUED BUSINESS: Request: A request to overturn the Director’s approval of a 5,087 square foot single-family residence and 622 cubic yards (149 cubic yards of cut and 473 cubic yards of fill) of grading. The residence has a height of 30’, as measured from the lowest finished grade adjacent to the foundation/slab (112’) to the highest ridgeline of the residence (142’). Furthermore, the highest ridgeline of the residence (142’) is 6’ below the average elevation of the front setback line (148’) for the property. (This item was continued from the March 9, 2004 and April 27, 2004 Planning Commission meetings) Recommendation: Staff recommends that the Planning Commission review the revised project and if deemed acceptable, adopt P.C. Resolution No. 2004-__, thereby denying the appeal and upholding the Director’s approval of the Grading Permit (Case No. ZON2003-00088), as modified. 2. VIEW RESTORATION PERMIT NO. 123: 28541 Palos Verdes Drive East / White (TN) Request: A request to trim and/or remove foliage located at 1 Bronco Drive and 28531 Palos Verdes Drive East, in order to restore the view from 28541 Palos Verdes Drive East. (This item was continued from the May 11, 2004 Planning Commission meeting) Recommendation: Staff recommends that the Planning Commission Adopt P.C. Resolution No. 2004-___, approving VRP No. 123 to trim and/or remove foliage on properties located at 1 Bronco Drive and 28531 Palos Verdes Drive East, in order to restore the applicant’s view. 3. REVIEW OF THE CITY TREE REVIEW PERMIT PROCESS (Case No. ZON2004-00160): City (JA) Request: A City-initiated request to forward to the City Council, a recommendation to amend Section 17.76.100 of the RPV Municipal Code pertaining to provisions of the City Tree Review Permit process. (This item was continued from the May 11, 2004 Planning Commission meeting) Recommendation: Staff recommends that the Planning Commission forward to the City Council a recommendation to amend Section 17.76.100 of the RPV Municipal Code to streamline the City Tree Review Permit process. GRADING PERMIT (Case No. ZON2003-00642): 30130 Cartier Drive/ Kajavi (DB) Request: A request to conduct 2,322 cubic yards of grading and construct a 4,678 square foot residence. Recommendation: Staff recommends that the Planning Commission adopt P.C. Resolution No. 2004-___; thereby approving, with conditions, the Grading Permit (Case No. ZON2003-00642). 5. VIEW RESTORATION PERMIT NO. 145: 28016 Calzada Drive / Martz (JA) Request: A request to trim and/or remove foliage located at 28115 Montereina Drive, in order to restore the view from 28016 Calzada Drive. Recommendation: Staff recommends that the Planning Commission continue the public hearing to the June 22, 2004 Planning Commission Meeting. NEW BUSINESS: 6. REVIEW OF THE CITY'S VIEW RESTORATION GUIDELINES: City (TN) Request: A City-initiated request to forward to the City Council, a recommendation to approve any minor language clarifications pertaining to the provisions of the July 2003 View Restoration Guidelines and Procedures. Recommendation: Staff recommends that the Planning Commission review the July 2003 View Restoration Guidelines and Procedures and provide feedback to Staff as to whether any minor language clarifications are warranted.
