HEIGHT VARIATION PERMIT (Case No. ZON2004-00041): 27010 Spring Creek Road/ DeMoraes (DB) (This item was continued from the May 11, 2004 Planning Commission meeting) Request: A request to construct a 1,342 square foot addition to an existing 2,106 square foot residence. The proposed addition, measures 24.5’ high, as measured from the lowest grade adjacent to the building foundation/slab (100’) to the highest ridgeline of the residence (124.5’), and 20’ high, as measured from the highest elevation of existing building pad covered by structure (104.5’) to the highest ridgeline of the residence. Recommendation: Staff recommends that the Planning Commission review the revised project and if deemed acceptable, adopt P.C. Resolution No. 2004-__, thereby approving, with conditions, the Height Variation (Case No. ZON2004-00041), as modified 2. VIEW RESTORATION PERMIT NO. 123: 28541 Palos Verdes Drive East / White (TN) 2B. View Restoration Permit Application No. 123 Request: A request to trim and/or remove foliage located at 1 Bronco Drive and 28531 Palos Verdes Drive East, in order to restore the view from 28541 Palos Verdes Drive East. (This item was continued from the May 11, 2004 and May 25, 2004 Planning Commission meetings) Recommendation: Staff recommends that the Planning Commission continue the review of draft P.C. Resolution No. 2004-___, approving VRP No. 123 to trim and/or remove foliage on properties located at 1 Bronco Drive and 28531 Palos Verdes Drive East and adopt the Resolution, as modified, in order to restore the applicant’s view. 3. REVIEW OF THE CITY TREE REVIEW PERMIT PROCESS (Case No. ZON2004-00160): City (JA) 3A. CITY TREE REVIEW PERMIT CODE AMENDMENT (Case No. ZON2004-00160) Request: A City-initiated request to forward to the City Council, a recommendation to amend Section 17.76.100 of the RPV Municipal Code pertaining to provisions of the City Tree Review Permit process. (This item was continued from the May 11, 2004 and May 25, 2004 Planning Commission meetings) Recommendation: Staff recommends that the Planning Commission forward to the City Council a recommendation to amend Section 17.76.100 of the RPV Municipal Code to streamline the City Tree Review Permit process. HEIGHT VARIATION PERMIT (Case No. ZON2003-00617): 3410 Starline / Zankich (ES) Request: A request to construct a new detached 672 square foot three-car garage with a 672 square foot guestroom over the new garage. The new two-story structure is proposed to measure 24’-0" in overall height, and be located at the toe-of-slope at the rear of the property. Recommendation: Staff recommends that the Planning Commission adopt P.C. Resolution No. 2004-__, conditionally approving ZON2003-00617. 5. VARIANCE (Case No. ZON2004-00108): 4372 Admirable / Streeter (BY) Request: A request to allow the construction of the new 504 square foot garage and 105 square foot storage area to encroach 4’-0" into the required 20’-0" front yard setback. Recommendation: Staff recommends that the Planning Commission adopt P.C. Resolution No. 2004-__, denying Variance Permit (Case No. 2004-00108).
