Request: A request to replace the existing wrought iron fence supporting the tract entry signs on the north and south sides of Palos Verdes Drive East and Sunnyside Ridge Road with solid walls.

Recommendation: Staff recommends that the Planning Commission conditionally approve case No. ZON2004-00558 for a Site Plan Review and Sign Permit application, via Minute Order.

5. HEIGHT VARIATION PERMIT AND MINOR EXCEPTION PERMIT (CASE NO. ZON2004-00476): 26912 Fond Du Lac / Chrysler (ES)

Request: A request to construct a 228 square foot one story addition and a new 473 square foot second story addition over the middle of the one story residence. Further, reconstruction of the existing 486 square foot garage at the existing location, which maintains a 16-foot front yard setback, is also proposed. The additions will result in a 2,558 square foot residential structure that measures 23’-3" in height.

Recommendation: Staff recommends that the Planning Commission allow any public comments to be heard, and take no further action on the item.

6. APPEAL OF SITE PLAN REVIEW PERMIT (CASE NO. ZON2004-00174): 6311 Tarragon / Barden (ES)

6B.Staff Report - NOVEMBER 17, 2004

Request: A request to overturn the Director’s denial of a Site Plan Review to legalize an unpermitted 240 square foot patio enclosure constructed on a balcony that was reconstructed without permits.

Recommendation: Staff recommends that the Planning Commission adopt P.C. Resolution No. 2005-__, denying the appeal and upholding the Director’s denial of Case No. ZON2004-00174 for a Site Plan Review.

7. HEIGHT VARIATION PERMIT AND GRADING PERMIT (CASE NO. ZON2004-00654): 3046 Crownview / Ginsburg (ES)

7A.P.C. RESOLUTION NO. 2005-

7B.Staff Report - AUGUST 24, 2004

Request: A request to demolish an existing one-story residence, and construct a new two-story residence measuring 8,578 square feet (garage included). A total of 924 cubic yards of grading is proposed to accommodate the new two-story residence, which will measure 26-feet in height.

Recommendation: Staff recommends that the Planning Commission adopt P.C. Resolution No. 2005-__, conditionally approving Case No. ZON2004-00654 for a Height Variation Permit and a Grading Permit.
