COMMENTS FROM THE AUDIENCE (regarding non-agenda items): CONSENT CALENDAR: Request: A request to grant a one-year time extension for a previously approved Variance, Height Variation, and Grading Permit which allowed for a total of 40 cubic yards of grading to accommodate a new three-story, split-level, single family residence measuring 5,048 square feet with an 18 feet setback. Action Deadline: None Recommendation: Staff recommends that the Planning Commission adopt P.C. Resolution No. 2006-__, conditionally approving the requested time extension. CONTINUED BUSINESS: 2. HEIGHT VARIATION PERMIT (CASE NO. ZON2005-00074): 29225 Oceanridge/Ritter (AM) Request: A request to construct a 2,096 square foot addition to an existing 2,833 square foot, split-level, single-family residence, consisting of a 976 square foot addition to the lower level (garage expansion included) and a 1,120 square foot addition to the upper level (loft expansion included) for a total structure size of 4,929 square feet (garage included). The height of the structure will measure 26-feet in overall height. (This item was continued from the February 28, 2006 meeting) Action Deadline: June 5, 2006 Recommendation: Staff recommends that the Planning Commission continue the item to the May 9, 2006 meeting. ZON2005-00409): 30831 Rue Langlois/Asgari (JA) Attachment - PC Resolution 2006 Request: A request to demolish an existing one-story residence and construct a new two-story residence measuring 5,671 square feet (garage included). The maximum height of the proposed residence is to be twenty-five feet (25’-0”). Action Deadline: June 8, 2006 Recommendation: Staff recommends that the Planning Commission adopt P.C. Resolution No. 2006-__, thereby denying without prejudice Case No. ZON2005-00409 for a Height Variation. 4. HEIGHT VARIATION and SITE PLAN REVIEW (CASE NO. ZON2003-00557): 28217 Trailriders Drive / Vallin (KF) Request: A request to construct a 1,212-square-foot 2nd-story 3-bedroom and recreation room addition, and a 227-square-foot 1st-story master bathroom, office and garage addition to an existing 1-story single-family residence. The maximum height of the 2nd-floor addition is proposed to be twenty-four feet (24’-0”). Action Deadline: May 16, 2006 Recommendation: Staff recommends that the Planning Commission adopt P.C. Resolution No. 2006-__, thereby denying with prejudice the Height Variation and the Site Plan Review. 5. GRADING PERMIT (CASE NO. ZON2004-00517): 30142 Cartier Drive / Abdulalim (KF) Request: A request to conduct 4,829 cubic yards of grading for the construction of a new, 5,019-square-foot 2-story single-family residence on an upslope lot. The proposed residence would have a maximum height of one foot one inch (1’-1”) as measured from the highest existing grade covered by the structure, and twenty-nine feet two inches (29’-2”) as measured from the lowest finished grade covered by the structure. Action Deadline: May 16, 2006 Recommendation: Staff recommends that the Planning Commission adopt P.C. Resolution No. 2006-__, thereby conditionally approving the requested Grading Permit. 6. CODE AMENDMENT – CARGO CONTAINERS (CASE NO. ZON2004-00265): City / Citywide (KF) Request: A request to amend various sections of Title 17 (Zoning) to regulate the use of cargo containers on private property. Action Deadline: N/A Recommendation: Staff recommends that the Planning Commission adopt P.C. Resolution No. 2006-__, thereby recommending approval of the proposed Code Amendment to the City Council.
