Request: A request to construct a 1,212-square-foot 2nd-story 3-bedroom and recreation room addition, and a 227-square-foot 1st-story master bathroom, office and garage addition to an existing 1-story single-family residence. The maximum height of the 2nd-floor addition is proposed to be twenty-four feet (24’-0”).

Recommendation: Staff recommends that the Planning Commission continue the public hearing to the Planning Commission meeting of June 27, 2006.

2. HEIGHT VARIATION PERMIT, GRADING PERMIT and SITE PLAN REVIEW
(CASE NO. ZON2005-00514): 6733 Abbottswood Drive / Low
(KF)

Request: A request to demolish an existing 2,239-square-foot 1-story single-family residence and conduct 38 cubic yards of grading to construct a new, 3,880-square-foot 2-story single-family residence. The maximum height of the house is proposed to be 24’-5⅞” from the lowest finished grade covered by the structure and 23’-10⅛” from the highest existing grade covered by the structure.

Recommendation: Staff recommends that the Planning Commission accept the applicant’s withdrawal of the height variation component of Planning Case No. ZON2005-00514.

3. CARGO CONTAINER CODE AMENDMENT (CASE NO. ZON2004-00265): Citywide / City (KF)

Request: A request to amend various sections of Title 17 (Zoning) to regulate the use of cargo containers on public and private property.

Recommendation: Staff recommends that the Planning Commission adopt P.C. Resolution No. 2006-__, thereby recommending approval of the proposed code amendment (Case No. ZON2004-00265) to the City Council.

Recommendation: Staff recommends the public hearing be continued to either the June 27, 2006 or July 11, 2006 Planning Commission meeting. The specific date shall be known at the time of presentation during the June 13th meeting.

Request: A request to permit after-the-fact construction of a 6-foot-tall block wall in the street-side setback area of a corner lot.

Recommendation: Staff recommends that the Planning Commission adopt P.C. Resolution No. 2006-__, denying with prejudice the requested variance and costal permit.

6. INTERPRETATION PROCEDURE REGARDING PERMITTED GRADING WITHIN AND OUTSIDE THE BUILDING/GRADING RESTRICTION (BGR) LINE FOR LOTS IN TRACT NO. 31617: City / Tract No. 31617 (Seacrest) (KF)

Recommendation: Staff recommends that the Planning Commission review the Director’s interpretation in this matter, and provide direction to Staff if deemed appropriate.

7. JOINT MEETING OF THE PLANNING COMMISSION AND EQUESTRIAN COMMITTEE: City / Citywide (‘Q’ Districts) (KF)

Action Deadline: None

Recommendation: Staff recommends that the Planning Commission consider the Equestrian Committee’s request to conduct a joint meeting on July 25, 2006, to hear the Code Amendment for the Preservation of the Equestrian Overlay (Q) Districts.
