The maximum height of the proposed residence is to be 25.63' from lowest finished grade. (This item was continued from the April 25, 2006, May 9, 2006, and June 27, 2006 Planning Commission meetings) Action Deadline July 16, 2006 Recommendation: Unless a complete revised application is received on or by July 11, 2006, Staff recommends that the Planning Commission, adopt P.C. VIEW RESTORATION PERMIT NO. 123 - ANNUAL MAINTENANCE REVIEW: White/Zacarro/Menjou (JA) Request: A City-initiated request to review the foliage trimming maintenance schedules for the properties located at 28531 Palos Verdes Drive East and 1 Bronco Drive. (This item was continued from the May 23, 2006 Planning Commission meeting) Action Deadline: None Recommendation: Staff recommends that the Planning Commission amend the conditions of approval contained in City Council Resolution No. 2004-99 to clarify the maintenance schedule requirements for three (3) trees on Mr. Zaccaro’s property and three (3) trees on Mr. and Mrs. Menjou’s property. 3. VIEW RESTORATION PERMIT NO. 203: Aelony (TD) Request: A request to restore a view from 3632 Vigilance Drive, which is impaired by foliage located on 3642 Vigilance Drive. ZON2006-00136): 4941 Blackhorse Road /Greer (KS) Request: A request to construct 815 square feet on the existing first-story and a new 960 square foot second-story to an existing 2,274 square foot single-family residence. The proposed project will be 22.25’, as measured from the highest point on the existing grade to be covered by the structure (99.5’) to the ridge (121.75’), and 23.25’, as measured from the grade adjacent to the lowest finish grade to be covered by the structure (98.5’) to the ridge (121.75’), and will result in a 4,049 square foot structure (garage included). Resolution NEW BUSINESS: 6. GRADING PERMIT (CASE NO. 2006-00251): 31991 Emerald View Drive (Lot #26 of Tract No. 50667), within the Estates at Trump National/V.H. Property Corp (GP) Request: A request to conduct 1,200 cubic yards of grading to accommodate a partially subterranean basement for a new residence on an existing vacant lot. Action Deadline: August 30, 2006 Recommendation: Staff recommends that the Planning Commission adopt PC Resolution No. 2006-__, conditionally approving Case No. ZON2006-00251 (Grading Permit). 7.
