INTERPRETATION PROCEDURE REGARDING PERMITTED GRADING WITHIN AND OUTSIDE THE BUILDING/GRADING RESTRICTION (BGR) LINE FOR LOTS IN TRACT NO. 31617: Tract No. 31617 (Seacrest) / City (KF) (This item was continued from the June 13, 2006 Planning Commission meeting) Action Deadline: Sixty (60) days from the close of the public hearing. Recommendation: Staff recommends that the Planning Commission adopt P.C. Resolution No. 2006-__, affirming the Director’s interpretation in this matter. PUBLIC HEARINGS: 2. CONDITIONAL USE PERMIT (CASE NO. ZON2005-00508): 29000 S. Western Avenue / Cingular Wireless (JA) Request: A request to install eight (8) wireless panel antennas positioned behind two (2) screen enclosures mounted to the south side of an existing building and position four (4) additional panel antennas with related equipment cabinets behind an existing parapet wall on the roof of the building. Action Deadline: August 20, 2006 Recommendation: Staff recommends that the Planning Commission adopt P.C. Resolution No. 2006-___; thereby approving, with conditions, the Conditional Use Permit (Case No. ZON2005-00508). 3. NON-COMMERCIAL AMATEUR RADIO ANTENNA PERMIT (CASE NO. ZON2006-00227): 30938 Hawthorne Boulevard / City-Emergency Preparedness Committee (KF) Request: A request to construct a 69.8-foot-tall amateur radio antenna tower and 280 square-foot emergency communications center adjacent to the “Palos Verdes on the Net” studio building at Point Vicente Park and Civic Center. Action Deadline: August 22, 2006 Recommendation: Staff recommends that the Planning Commission adopt P.C. Resolution No. 2006-__, conditionally approving the requested non-commercial amateur radio antenna permit (Case No. ZON2006-00227) 4. HEIGHT VARIATION (CASE NO. ZON2006-00014): 28731 Shire Oaks Drive / Nelson (KF) Request: A request to construct a 541-square-foot 2-story addition to an existing 3,000-square-foot 2-story single-family residence. The maximum height of the addition is proposed to be 25’-6” from the lowest finished grade covered by the structure and 23’-9” from the highest existing grade covered by the structure. Action Deadline: August 22, 2006 Recommendation: Staff recommends that the Planning Commission adopt P.C. Resolution No. 2006-__, conditionally approving the requested height variation (Case No. ZON2006-00014) Request: A request to construct a 466-square-foot 1st-floor addition and 1,326-square-foot 2nd-floor addition to an existing 2,111-square-foot 1-story single-family residence. The maximum height of the project is proposed to be 25’-0” from the lowest finished grade covered by the structure and 24’-6” from the highest existing grade covered by the structure.
