ZON2006-00349): 6115 Ocean Terrace Drive / Chen (KS) Attachment:P.C. RESOLUTION NO. 2006 Request: A request to construct a 5,173 square foot two-story residence on a vacant lot. The proposed project, which includes a three-car garage, will measure 25'-11" high, as measured from the grade adjacent to the lowest finish grade to be covered by the structure (101'-3") to the ridge (127'-2"). Action Deadline: February 1, 2007 Recommendation: Review the revised project, and if found acceptable, adopt P.C. ZON2003-00611): 30042 Avenida Tranquila / Razipour (KF) Request: A request for after-the-fact approval of 184 cubic yards of grading for 5-foot-tall and 6½-foot-tall upslope retaining walls on the slope in the rear yard, and an 8½-foot-tall downslope retaining wall with a 3-foot-tall balustrade in the front yard. Action Deadline: December 19, 2006 Recommendation: Staff recommends that the Planning Commission adopt P.C. Resolution No. 2006-__, thereby denying with prejudice the requested variance and conditionally approving the requested grading permit (Case No. ZON2003-00611). 6. NON-COMMERCIAL AMATEUR RADIO ANTENNA PERMIT - REVISION (CASE NO. ZON2006-00227): 30938 Hawthorne Boulevard / City (KF) Request: A request to construct a 112.67-foot-tall retractable amateur radio antenna tower and 280-square-foot emergency communications center adjacent to the “Palos Verdes on the Net” studio building in Upper Point Vicente Park (City Hall). Pursuant to City Council direction, the antenna tower will be extended to a maximum height of 100 feet during emergencies and for periodic testing, but will otherwise be nested at a height of 69.8 feet. The previous proposal for this retractable antenna tower had a maximum overall height of 69.8 feet and was not proposed to be retracted at any time except for maintenance.
