Request: A request to construct a new 4,487.5 square foot 2-story residence and an 858
square foot garage on a vacant pad lot. The proposed residence measures 25’-1” in height, as measured from the lowest finished grade adjacent to the foundation/slab (elev. 115.25’) to the highest ridgeline of the residence (elev. 140.33’); and 15’-5” in height, as measured from the highest elevation (elev. 124.92’) of building pad covered by structure to the highest ridgeline (elev. 140.33’) of the residence. The applicant is proposing to grade 1,426 cubic yards of dirt (951 cubic yards of cut and 475 cubic yards of fill). The applicant is also requesting a Variance to allow a 6’-0” tall wall and gate within the 20’-0” front yard setback area (maximum 42” permitted).
Action Deadline: April 7, 2008
Recommendation: Adopt P.C. Resolution No. 2008-___, thereby approving, with conditions, the Height Variation Permit and Grading Permit and denying the request for a Variance (Case No. ZON2007-00325).
5. SIX-MONTH REVIEW OF CONDITIONAL USE PERMIT, SIGN PERMIT & SITE PLAN REVIEW (CASE NO. ZON2005-00294) : 31186 Hawthorne Boulevard / 7-Eleven (ES)

Request: Planning Commission’s review of the applicant’s compliance with the conditions of approval associated with Case No. ZON2005-00294, which allowed a new 7-Eleven convenience store and the re-establishment of a gasoline station.
Action Deadline: N/A
Recommendation: Determine that the project is operating in accordance with the conditions of approval associated with Case No. ZON2005-00294, and approve the six-month review via Minute Order.
