Requested Action: Allow construction of a 150 square foot gazebo/cabana with a 45-square foot enclosed bathroom area, a pool, spa and related equipment at the rear of the residence, in an existing flat area that is calculated as lot coverage per the Seacliff Hills Development Guidelines.

Recommendation: Approve Conditional Use Permit No. 23, Revision ‘W’, Amendment No. 1, via Minute Order.

4. HEIGHT VARIATION NO. 898, GRADING PERMIT NO. 2150, MINOR EXCEPTION PERMIT NO. 557 and COASTAL PERMIT NO. 160: Douglas J. Leach (applicant) and Max Ganezer (landowner), 6 Marguerite Drive (ES)

Requested Action: Allow construction of a new two-story residence with attached garage and a detached pool-house. The proposed residence will contain a 5,067 square foot first floor, a 4,170 square foot second floor, an 845 square foot garage for a total 10,082 square foot residence, and a 680 square foot detached pool-house. The height of the proposed new residence will measure 22-feet as measured from highest existing (preconstruction) grade to be covered by the structure to ridge, and a maximum overall height of 26’ as measured from lowest finished grade to ridge. Further, 1,210 cubic yards of grading is proposed to accommodate the new residence. Lastly, a combination wrought iron fence with pilasters with an overall height of 6-feet is also proposed within the front yard area. The new two-story residence and improvements are proposed on a vacant parcel at the southwest corner of Palos Verdes Drive West and Marguerite Drive, which is located within the Non-appealable portion of the City’s Coastal Zone.

Recommendation: Adopt P.C. Resolution No. 2000-__, conditionally approving Height Variation No. 898, Grading Permit No. 2150, Minor Exception Permit No. 557, and Coastal Permit No. 160.

5. CONDITIONAL USE PERMIT NO. 182: Mr. William Myers (applicant), 28103 Hawthorne Boulevard. (LL)

Requested Action: Delete a condition of approval from the original Conditional Use Permit No. 182 that requires the rear parking lot area to be chained off after business hours.

Recommendation: Delete Condition No. 36 from the Conditions of Approval of Resolution No. 95-41.

6. VARIANCE NO. 461-REVISION ‘A’ and COASTAL PERMIT NO. 159-REVISION ‘A’: Miles Pritzkat (applicant) and Gene & Terry Rolle (landowners), 38 Seacove Drive (KF)

Requested Action: Allow an additional one hundred forty seven square feet (147 ft²) on the seaward side of an existing single-family residence on a bluff-top lot. The Planning Commission previously approved a 2,582-square-foot addition to the residence in 1999.

Recommendation: Adopt P.C. Resolution No. 2000-__, approving Variance No. 461-Revision ‘A’ and Coastal Permit No. 159-Revision ‘A.’
