CONDITIONAL USE PERMIT NO. 185 REVISION "C" (CASE NO. ZON2002-00346): 5755 Palos Verdes Drive South / Wayfarers (DB) Request: A request to modify the permitted hours of operation for the Wayfarers Chapel and for the adjoining Visitors Center; and to conduct midnight services in the Chapel on December 24th; and to allow seminars, workshops, and other similar small meetings in the Visitors Center. Recommendation: Staff recommends that the Planning Commission adopt P.C. Resolution No. 2002-___: approving, with conditions, Conditional Use Permit No. 185, Revision "C" (Case No. ZON2002-00346). 3. Height Variation (Case No. ZON2002-00193): 2156 Mendon Drive / Sevilla (RL) Request: A request for a 757 square-foot second story addition to an existing one-story single-family residence, at a proposed maximum height of 22’-6" as measured from the highest existing grade covered by structure to the highest ridgeline of the structure and 23’-0" as measured from the lowest foundation covered by the structure to ridge. Recommendation: Staff recommends that the Planning Commission adopt P.C. Resolution No. 2002-__ thereby denying, without prejudice, the submitted Height Variation. RECESS (approximately 8:30 P.M.): PUBLIC HEARINGS: 4. HEIGHT VARIATION PERMIT (CASE NO. ZON2002-00151): 26147 Basswood / Sadeghi (DB) Request: A request to construct a 2,660 square foot two-story addition to an existing 1,768 square foot single-family residential dwelling unit. The Height Variation is to allow the proposed addition that will measure 26’ from the lowest elevation where the finished grade is adjacent to the building foundation/slab (100.5’) to the highest roof ridgeline (126.5’’), and 25.5’ from the highest elevation where the finished grade is adjacent to the building foundation/slab (101’) to the highest roof ridgeline. Recommendation: Staff recommends that the Planning Commission adopt P.C. Resolution No. 2002-___; thereby approving, with conditions, a Height Variation (Case No. ZON2002-00151) and allowing the construction of a 2,660 square foot two-story addition to an existing 1,768 square foot single-family residential dwelling unit. Request: A request to construct a 1,025 square foot first story addition and a new 1,392 square foot second story addition to an existing 2,531.5 square foot residence, and to legalize a non-permitted 672.5 square foot storage, guest room, cabana, and sauna, located on the north portion of the residence, a non-permitted 200 square foot greenhouse, and a non-permitted 128 square foot view house. The Height Variation is to allow the proposed structure that will measure 23.32’ from the lowest elevation where the finished grade is adjacent to the building foundation/slab (104.89’) to the highest roof ridgeline (128.21’), and 22.38’ from the highest elevation where the finished grade is adjacent to the building foundation/slab (105.83’) to the highest roof ridgeline. The Variance is to allow for reduced side yard setback for the non-permitted portions of the residence and the non-permitted view house. Recommendation: Staff recommends that the Planning Commission:
