Request: A request to allow the construction of a 1,329 square foot first-story addition and the construction of a new 755 square foot second-story addition to an existing single-family residence. The addition is proposed at a maximum height of 22.31’, as measured from the finish grade adjacent to the lowest foundation (94.12’) to the highest ridge (116.43’), and 19.28’, as measured from the highest elevation to be covered by structure (97.15’) to the highest ridge. The Minor Exception Permit is a request to reduce the street side yard setback from 10.0’ to 9.7’.

Recommendation: Staff recommends that the Planning Commission adopt P.C. Resolution 2003-__, approving with conditions Height Variation, Site Plan Review, and Minor Exception Permit Case No. 2002-00605.

Request: A request to allow the construction of a new 4,620 square-foot single-family residence and the demolition of the existing home on the lot. The new residence will measure a maximum height of 21’-8", as measured from the highest point covered by the structure to the top of the roof ridgeline. The proposed main structure will be one-story with a small loft and balcony located above on the second floor.

Recommendation: Staff recommends that the Planning Commission adopt P.C. Resolution No. 2003-__, approving, with modifications and conditions, the submitted Height Variation application (Case No. ZON2002-00593)

5.SITE PLAN REVIEW PERMIT (CASE NO. ZON2002-00570): 28500 Western Avenue / Schriber (RL)

Request: A request to allow eight (8) air conditioning units to be placed on the roof of the proposed Smart N’ Final tenant building (previously Albertson’s). The units will measure 6-feet high and will extend 3-feet above the highest ridgeline of the existing structure, which is 23-feet high, as measured from adjacent grade. In addition, the applicant is proposing façade improvements to the existing building, which include alternate colors and architectural design.

Recommendation: Staff recommends that the Planning Commission adopt P.C. Resolution No. 2003-__, approving, with conditions, the submitted Site Plan Review application (Case No. ZON2002-00570).
