Request: A request to allow the construction of 223 square feet of first-story additions, and the construction of 1,991 square feet of second-story additions to an existing two-story single-family residence. The additions are proposed at a maximum height of 24.97’, as measured from the finished grade adjacent to the lowest foundation (141.61’) to the highest ridge (166.58’), and 23.84’, as measured from the highest elevation to be covered by structure (142.74’) to the highest ridge. Additionally, the request is to allow the grading of 150 cubic yards, including 70 cubic yards of cut and 80 cubic yards of fill.

Recommendation: Staff recommends that the Planning Commission adopt P.C. Resolution No. 2003-___, approving with conditions Height Variation, Grading, and Variance (Case No.ZON2002-00199).

Request: A request to amend the Conditions of Approval to allow a change in the quantity of earth movement originally approved from 16,500 cubic yards of grading with 1,500 cubic yards of import, to 24,900 cubic yards of grading with 3,100 cubic yards of export.

Recommendation: Staff recommends that the Planning Commission adopt P.C. Resolution No. 2003-___, adopting Addendum No. 1 to Mitigated Negative Declaration / Environmental Assessment No. 708; and adopt P.C. Resolution No. 2003-___; conditionally approving Revision ‘A’ to Tract Map No. 52666 and Grading Permit No. 2282.
