HEIGHT VARIATION AND TRACT MAP AMENDMENT (CASE NO. ZON2004-00409): 6270 Ocean Terrace / Ahamed (ES) 1A. :OCTOBER 26, 2004,REVISION TO HEIGHT VARIATION NO. 884, AND TRACT MAP NO. 31617 AMENDMENT NO. 2 Request: A request to revise Height Variation No. 884, which was approved on August 24, 1999 for the construction of a new 6,696 square foot two-story residence measuring 25-feet in overall height. Due to an incorrect survey, the new residence was constructed at an unapproved location. Thus, the revision and tract map amendment request is to allow a reduction in the required setback from 15-feet to 5-feet between the existing residence and the trail easement along the rear, thereby allowing the residence to remain in its current location. In addition, the request is to allow two balcony support columns that are greater than 30-inches in height to encroach into the established BGR (building/grading restriction) line. (This item was continued from the September 14, 2004 and October 26, 2004 Planning Commission meetings) Recommendation: Staff recommends that the Planning Commission adopt P.C. Resolution No. 2004-__, conditionally approving Case No. ZON2004-00409 for a revision to Height Variation No. 884, and adopt P.C. Resolution No. 2004-__, recommending approval of Amendment No. 2 of Tract 31617 to the City Council. Request: A request to trim and/or remove foliage located at 4137 Admirable Drive, in order to restore views from 4132, 4139, 4140 Exultant Drive. (This item was continued from the November 9, 2004 Planning Commission meeting) Recommendation: Staff recommends that the Planning Commission continue the item to an undetermined date. VIEW RESTORATION PERMIT NO. 173: 32653 Seagate Drive, Unit #106 / Trakas (JA) Request: A request to trim and/or remove foliage located at 21 Packet Road, in order to restore the view from 32653 Seagate Drive #106. Recommendation: Staff recommends that the Planning Commission continue the public hearing to the December 14, 2004 meeting. 4. REVISION TO GRADING PERMIT NO. 2293 (CASE NO. ZON2004-00472): 2033 Santa Rena / Bocarski (DB) Request: A request to revise Grading Permit No 2293, thereby allowing an additional 31 cubic yards of grading and the construction of a 5’ tall retaining wall. Recommendation: Staff recommends that the Planning Commission adopt P.C. Resolution No. 2004-___; thereby approving, with conditions, the revision to Grading Permit No. 2293 (Case No. ZON2004-00472). 5. HEIGHT VARIATION (CASE NO. ZON2004-00115): 6729 Kings Harbor / Dibacco (ES) Request: A request to expand the existing second story by 1,402 square feet, resulting in a 4,388 square foot structure (garage included). The expansion will modify the existing roof and will result in a 25’-6" high structure. Recommendation: Staff recommends that the Planning Commission adopt P.C. Resolution No. 2004-__, denying without prejudice Case No. ZON2004-00115 for a Height Variation permit. NEW BUSINESS: NONE APPROVAL OF MINUTES: 6.
