HEIGHT VARIATION PERMIT (ZON2006-00240): 4249 Dauntless Drive / Sestich (SK) Request: A request to construct an 830 square foot single-story addition to the front, side and rear of an existing single-story residence. The proposed structure height is 17’-0” as measured from the point where the lowest foundation or slab meets finished grade, to the ridgeline or highest point of the structure. Action Deadline: March 4, 2007 Recommendation: Adopt P.C. Resolution No. 2007-__, thereby approving the height variation (Case No. ZON2006-00240) 2. HEIGHT VARIATION PERMIT, GRADING PERMIT, AND VARIANCE (CASE NO. ZON2006-00522): 3444 Gulfcrest Drive / Gunderson (SK) Request: A request to construct a 2,221.16 square foot addition as a lower level in the rear yard of an existing single-story residence. The proposed height is 26’-0” as measured from the point where the lowest foundation or slab meets finished grade, to the ridgeline or highest point of the structure. The Variance request is to construct a stairway, walkway, and a portion (33 square feet) of the proposed addition over an extreme slope in the side yard. The Grading application is to request 2,482 cubic yards of grading to accommodate the proposed improvements. Action Deadline: March 5, 2007 Recommendation: Adopt P.C. Resolution No. 2007-__, denying without prejudice the Height Variation Permit, Grading Permit and Variance (Case No. ZON2006-00522). 3. REVISION TO CONDITIONAL USE PERMIT NO. 155 (CASE NO. ZON2003-00086): 27501 Western Avenue / Green Hills Memorial Park (ES) Request: A request to revise the existing Master Plan for Green Hills Memorial Park Cemetery to allow additional grading, import of fill, mausoleum buildings and ground burials for build-out of the cemetery over the next 30 to 50 years. Action Deadline: May 21, 2007 Recommendation: Open the public hearing, take testimony, and discuss the merits of the project, and continue the public hearing to April 24, 2007 to take final action on the application. 4. APPEAL OF COASTAL PERMIT, GRADING PERMIT AND SITE PLAN REVIEW (CASE NO. ZON2006-00243): 11 Clipper Road / Ostrum (LM) Request: A request to overturn the Director’s approval to improve a vacant lot zoned for a single-family residential dwelling unit in a non-appealable area of the Coastal Zone. Specifically, the project would include the construction of a new 2,940 square foot single-story residence, a 554 square foot enclosed patio and a 610 square foot garage. The overall height of the new structure is proposed to reach 20’-0”, as measured from the lowest adjacent grade to the top of the highest ridgeline, and 13’-0”, as measured from the highest adjacent grade to the top of the highest ridgeline. The applicant is also proposing to grade approximately 450 cubic yards (90 cubic yards of cut and 360 cubic yards of fill) of earth to accommodate the new residence. A new upslope (inward facing) retaining wall will be located along the north side yard, reaching a maximum height of 3’-6” within the front yard. Other ancillary property improvements include a rear yard pool and spa as well as front and rear yard landscaping. Action Deadline: None Recommendation: Adopt P.C. Resolution No. 2007-__, upholding the Director’s decision and conditionally approving the requested Coastal Permit, Grading Permit and Site Plan Review (Case No. ZON2006-00243). 5. APPEAL OF SITE PLAN REVIEW (CASE NO. 2005-00554): 30065 Via Victoria (Lot 13 of Tract 52666) / 3200 Palos Verdes Drive West, LLC. (AM) Request: A request to overturn the Director’s approval to allow, with conditions, the construction of a new 3,326 square foot single-family residence on an unimproved lot at a maximum height of 15-feet, as measured from the point where the lowest foundation meets grade (385’) to the highest roof ridgeline (400’). Action Deadline: None Recommendation: Adopt P.C. Resolution No. 2007-__, upholding the Director’s decision to allow, with conditions, the construction of a new 3,326 square foot single-family residence at a maximum height of 15-feet, as measured from the point where the lowest foundation meets grade (385’) to the highest roof ridgeline (400’).
