The proposed height is 26’-0” as measured from the point where the lowest foundation or slab meets finished grade, to the ridgeline or highest point of the structure. The Variance request is to construct a stairway, walkway, and a portion (33ft²) of the proposed addition over an extreme slope in the side yard. Action Deadline: June 3, 2007 Recommendation: Adopt P.C. Resolution No. 2007-__, thereby denying the Height Variation Permit, Grading Permit, Variance Permit and Site Plan Review (Case No. ZON2006-00522) (This item was continued from the February 27, 2007 Planning Commission meeting) Atttachment: PC Resolution 2007 Request: A request for installation of an emergency diesel generator for the Los Angeles County Sanitation District’s existing Long Point Pumping Plant. The generator has a built-in fuel tank with a capacity of two hundred twenty-five (225) gallons. The generator would encroach upon the required 20-foot setback from non-residential properties and 100-foot setback from residential properties for properties located in the CR zoning district. Furthermore, the generator would be located seaward of the coastal setback line established by the City’s Coastal Specific Plan. Action Deadline: June 25, 2007 Recommendation: Adopt P.C. Resolution No. 2007-__, thereby conditionally approving the Coastal Permit, Conditional Use Permit and Variance (Case No. ZON2006-00465) (This item was continued from the March 27, 2007 Planning Commission meeting) PUBLIC HEARINGS: Atttachment: PC Resolution 2007 Request: A request to demolish the existing single-story residence and construct a new two-story 3,361ft² residence as a replacement. The proposed structure height is 25.75’, as measured from the point where the lowest foundation (303.00) meets finished grade, to the ridgeline (328.75). Action Deadline: June 10, 2007 Recommendation: Adopt P.C. Resolution No. 2007-__, thereby denying the Height Variation Permit and Site Plan Review (Case No. ZON2006-00491) 4. HEIGHT VARIATION PERMIT (CASE NO. ZON2007-00007): 6408 Seabryn Drive / Parsa (LM) Request: A request to construct a 104 square foot second floor addition to the front of the existing 3,581 square foot, two-story residence in the RS-4 zoning district. With the new addition, the residence would measure 19’-6” in height, as measured from the lowest finished grade adjacent to the foundation/slab to the highest ridgeline of the residence; and 19’-0” in height, as measured from the highest existing grade covered by structure to the highest ridgeline of the residence. Action Deadline: June 19, 2007 Recommendation: Adopt P.C. Resolution No. 2007-__, thereby conditionally approving the Height Variation Permit (Case No. ZON2007-00007) Request: A request to adjust the lot line between two (2) abutting private residences to create more regularly-shaped lots. A variance is required because each of the subject lots is and would remain nonconforming with respect to the minimum 20,000-square-foot lot size required by the RS-2 zoning district, even with the approval of the requested lot line adjustment. This request does not include any proposed changes to the size, height, location, or footprint of any existing structures and improvements on either of the subject lots. Action Deadline: June 25, 2007 Recommendation: Adopt P.C. Resolution No. 2007-__, thereby conditionally approving the Lot Line Adjustment and Variance (Case Nos.
