1.         APPEAL OF INTERPRETATION PROCEDURE (CASE NO. ZON2007-00253): City’s Coastal Zone / Conroy  (ES)
           
Request: A request to overturn the Director’s Interpretation regarding the methodology used in determining the location of the Coastal Setback Line on properties within the Coastal Zone.

Action Deadline:  60-days after the close of the public hearing.

Recommendation:  Continue the item to an unspecified date at the request of the applicant.

2.     CONDITIONAL USE PERMIT & GRADING PERMIT (CASE NO. ZON2006-00533):  28041 Hawthorne Boulevard / Verizon  (SK) - PDF
Attachment: P.C. RESOLUTION NO. 2007  

Request: A request to install ten new telecommunication antennae measuring in height from 2’ to 4’ inside of the existing parapet area atop the existing roof of the 7-Eleven building.  The applicant is proposing to extend the existing parapet by 3’ towards Hawthorne Boulevard to accommodate the installation of the antennae.  The antennae would also require ground mounted equipment housed in four cabinets to be installed adjacent to the existing building. The overall structure height from the existing grade to the top of the parapet will remain unchanged at 35’.

Action Deadline:  September 10, 2007.

Recommendation:  Adopt P.C. Resolution No. 2007-__, thereby approving the Conditional Use Permit and Major Grading application (Case No. 2006-00533).

3.         GENERAL PLAN AMENDMENT, ZONE CHANGE, HEIGHT VARIATION & SITE PLAN REVIEW (CASE NO. ZON2007-00134):  3324 Seaclaire Drive / Vavic  (SK)
Attachment: P.C. RESOLUTION NO. 2007    
Request: A request to change the General Plan Land Use Designation and Zoning Designation of a portion of the property from Open Space Hazard District (OH) to Single Family Residential District (RS-3).  Additionally, replace the existing 2,721ft² single-story residence with a 3,720ft² two-story residence.  The residence is proposed with a maximum height of 25’-4¼”, as measured from the lowest finished grade adjacent to the foundation to the highest ridge. 

Action Deadline:  None

Recommendation:  Adopt P.C. Resolution No. 2007-__, thereby recommending that the City Council adopt a Negative Declaration and approve the General Plan Amendment, Zone Change, Height Variation and Site Plan Review (Case No. ZON2007-00134).

4.         VIEW RESTORATION PERMIT (CASE NO. ZON2007-00019): 5335 Rolling Ridge Road / Allman  (JA)

Request: A request to trim and/or remove foliage located at 5333 Rolling Ridge Road, in order to restore the view from 5335 Rolling Ridge Road.

Recommendation:  Adopt P.C. Resolution No. 2007-__, thereby approving VRP No. 2007-00019 to trim and/or remove foliage on a property located at 5333 Rolling Ridge Road in order to restore the Applicant’s view.

5.         EXTREME SLOPE LOT CODE AMENDMENT (CASE NO. ZON2007-00311): Citywide / City  (KF)

Request: A request to amend the Zoning Code to clarify the development standards for legal vacant extreme sloped lots.

Recommendation:  Adopt P.C. Resolution No. 2007-__, thereby forwarding a recommendation of approval of the proposed Extreme Slope Lot Code Amendment to the City Council.
