            To review the staff report click here

Request: A request to conduct an annual review of Case No. ZON2003-00086, a Conditional Use Permit (CUP) for the Green Hills Cemetery Master Plan that addresses build-out of the cemetery site over the next 30- to 50-years. Amend Conditional Use Permit No. 155 to allow the relocation of an historical church building from San Pedro to the Green Hills Cemetery property.

Action Deadline: December 19, 2008

Recommendation: Adopt P.C. Resolution No. 2008-__, conditionally approving a revision to the Green Hills Cemetery Master Plan.

2. TRACT MAP AMENDMENT, CONDITIONAL USE PERMIT REVISION & GRADING PERMIT (CASE NO. ZON2007-00061): 2902 Vista Del Mar / Didominicantonio (ES)
            To review the staff report click here

Request: A request to revise the approved footprint and development specified in Conditional Use Permit No. 23 and the Seacliff Hills Development Guidelines, to accommodate the construction of a new split-level residence and basement, with detached garage measuring a total of 9,225 square feet (garage and basement included), and 2,000 cubic yards of associated grading. Lastly, the project includes a request to adjust the “Restricted Use Area” on the property to accommodate a driveway to access the residence.

Action Deadline: January 23, 2009

Recommendation: Review the revised design of the proposed project and, if the Planning Commission determines that the modifications adequately address the Planning Commission’s concerns regarding neighborhood compatibility, then adopt P.C. Resolution No. 2008-__, conditionally approving Case No. ZON2007-00061.

3. CONDITIONAL USE PERMIT REVISION (CASE NO. ZON2008-00341): 29661 Western Avenue / T-Mobile (SK)

Request: A request to install one GPS antenna to the rooftop of the existing Palos Verdes Villa Retirement building. This request also includes raising the parapet by 1’-2” at the northeast and southeast corners to screen the antenna.

Recommendation: Adopt P.C. Resolution No. 2008-___; thereby approving the revision to an existing Conditional Use Permit (Case No. ZON2008-00341).

4. CONDITIONAL USE PERMIT (CASE NO. ZON2008-00477): 5801 Crestridge Road / Verizon (SK)

Request: A request to install 12 panel antennae and 1 GPS antennae on the rooftop of an existing building (Canterbury Home Community) with 2 new parapet structures. The new parapet on the roof would increase the ridgeline by 7’ in height. Additionally, 3 new equipment cabinets are proposed on the ground level, adjacent to the existing building.

Action Deadline: December 15, 2008

Recommendation: Adopt P.C. Resolution No. 2008-___; thereby approving the Conditional Use Permit (Case No. ZON2008-00477).

5. HEIGHT VARIATION, GRADING PERMIT & SITE PLAN REVIEW (CASE NO. ZON2008-00144): 5321 Middlecrest Drive / Aiyegbusi-Braimah (KF)
            To review the staff report click here

Request: A request to demolish the existing, 1,770-square-foot, 2-story, 2-car-garage-and-bedroom wing; construct a new, 2,515-square-foot, 2-story 3-car-garage-and-bedroom wing; construct a 278-square-foot 1-story addition at the front of an existing split-level single-family residence; and conduct thirty cubic yards (30 CY) of related grading. The maximum height of the project is proposed to be 22’-4” from the lowest finished grade covered by the structure to the highest ridgeline and 18’-7” from the highest existing grade covered by the structure to the highest ridgeline.

Action Deadline: December 21, 2008

Recommendation: Adopt P.C. Resolution No. 2008-__, conditionally approving the requested Height Variation, Grading Permit and Site Plan Review (Case No. ZON2008-00144).

6. VARIANCE (CASE NO. ZON2008-00489): 28060 Lobrook Drive / Pack (LM)

Request: A request for a Variance to allow the applicant to demolish an existing non-conforming entry staircase (accessory structure) and construct a new entry staircase within the front yard setback and a Variance to allow a 7’-0” tall wall to exceed 42 inches within the front yard setback

Action Deadline: December 30, 2008

Recommendation: Adopt P.C. Resolution No. 2008-__, denying without prejudice the requested Variance for a wall that exceeds 42 inches within the front yard setback and conditionally approving a Variance for an accessory structure (staircase) within the front yard setback.

7. VIEW RESTORATION PERMIT (CASE NO. VRP 203) (INTERPRETATION REVIEW HEARING): 3632 Vigilance Drive / Aelony (JA)

Request: A request for an Interpretation Review on whether the trimming of one (1) Monterey Pine tree located at 3642 Vigilance Drive was carried out in accord with condition of approval No. 2 of Planning Commission Resolution No. 2006-43.

Action Deadline: None

Recommendation: Determine whether the initial trimming performed for the Monterey Pine tree located at 3642 Vigilance Drive meets the intent of Condition of Approval No. 2 of Planning Commission Resolution No. 2006-43 and either: 1) Direct no further trimming of the tree if it is determined that the current Monterey Pine tree trimming meets the Commissioner’s original intent; or 2) Direct specific additional trimming within a specific time frame if it is determined that the current Monterey Pine tree does not meet the Commissioner’s intent.
