Request: A request for a Variance to allow the applicant to demolish an existing non-conforming entry staircase (accessory structure) and construct a new entry staircase within the front yard setback and a Variance to allow a 7’-0” tall wall to exceed 42 inches within the front yard setback

Action Deadline: December 30, 2008

Recommendation: Adopt P.C. Resolution No. 2008-__, approving a Variance to allow the demolition of an existing non-conforming entry staircase and the construction of a new entry staircase within the 20’ front yard setback.

Request: A request to install 12 panel antennae and 1 GPS antennae on the rooftop of an existing building (Canterbury Home Community) within a 5’ tall parapet structure. Additionally, 3 new equipment cabinets are proposed on the ground level, adjacent to the existing building.

3. CONDITIONAL USE PERMIT (CASE NO. ZON2007-00243): 30359 Hawthorne Boulevard / Verizon Wireless (SK)

Request: A request to construct a new 29’ high slimline pole to accommodate three panel antennas on a lawn area at Robert E. Ryan Community Park. The proposed project also includes a request to conduct 67yd³ of grading to accommodate a 250ft² area for equipment cabinets.

Recommendation: Adopt P.C. Resolution No. 2008-__; thereby denying, without prejudice, the Conditional Use Permit (Case No. ZON2007-00243)

Request: Allow an after-the-fact swimming pool and spa, an outdoor fireplace and barbecue, and trellis in the rear yard area of the property, within the Coastal Structure Setback Zone.

Recommendation: Adopt P.C. Resolution No. 2008-__, conditionally approving the Variance and Coastal Permit (Case No. ZON2007-00046).

5. CONDITIONAL USE PERMIT & GRADING PERMIT (CASE NO. ZON2008-00530): 5504 Crestridge Road / Palos Verdes Art Center (ES)
            To review the staff report click here

Request: Allow a remodel of the existing PV Art Center, which includes relocating the entrance to the building from the north side to the eastern side of the building, and constructing a new entrance canopy; 1,720 square feet of new storage area to the existing Stewart Gallery building located at the southeast corner of the property; a 16 square foot addition to the gift shop; a 69 square foot pantry expansion to the kitchen; and, a new trash enclosure. Lastly, a total of 209 cubic yards is requested to accommodate the proposed improvements.

Action Deadline: December 26, 2008

Recommendation: Adopt P.C. Resolution No. 2008-__, conditionally approving the Conditional Use Permit and Grading Permit (Case No. ZON2008-00530).

6. CONDITIONAL USE PERMIT REVISION (CASE NO. ZON2008-00570): 5801 Crestridge Road / Puchlik Design (SK)

Request: A request to demolish an existing 200ft² structure that functions as access between Building A and Building B and allow the construction of an addition (797ft² 1st floor and 575ft² 2nd floor) in its place to create ADA compliant access and convert an existing “studio” assisted living unit to a “one-bedroom” assisted living unit.

Action Deadline: January 23, 2009

Recommendation: Adopt P.C. Resolution No. 2008-__; thereby approving the Conditional Use Permit revision (Case No. ZON2008-00570).

7. CONDITIONAL USE PERMIT, VARIANCE, GRADING PERMIT & ENVIRONMENTAL ASSESSMENT (CASE NO. ZON2008-00541): 31100 – 31176 Hawthorne Blvd. and 31212 – 31246 Palos Verdes Drive South (Golden Cove Center) / Petrossi (ES)
            To review the staff report click here

Request: Demolish an existing restaurant building (formerly known as the “Golden Lotus”) measuring 6,815 square feet, and construct a new Trader Joe’s grocery store building measuring 12,200 square feet of gross floor area (11,000 square feet of retail area and 1,200 square feet of mezzanine storage area), and an overall height of 26’-3”. Allow the sale of beer and wine for off-site consumption; restriping and reconfiguring the existing parking lot to increase the overall number of parking spaces in the shopping center from 275 spaces to 296 spaces; a courtyard area along the front of the existing two-story building; closure of the enter-only driveway along Palos Verdes Drive West to provide additional common space to the area adjacent to Starbuck’s Coffee; relocation of the existing trash enclosure; a new pedestrian entry feature leading to the restaurants along the western portion of the site; and, a request to allow a pedestrian access gap in the wall between the shopping center and the adjacent vacant property to the south.

Action Deadline: May 11, 2009

Recommendation: Adopt P.C. Resolution No. 2008-__, certifying the Mitigated Negative Declaration; and adopt P.C. Resolution No. 2008-__, conditionally approving Case No. ZON2008-00541 for a Conditional Use Permit, Variance and Grading Permit
