1. RECONSIDERATION OF HEIGHT VARIATION, GRADING PERMIT & CONDITIONAL USE PERMIT (CASE NO. ZON2007-00593): 5 Cayuse Lane / Goddard (KF)
            To review the staff report click here

Request: A request to construct a new, 5,381-square-foot 2-story single-family residence and attached second dwelling unit; and to conduct two hundred forty-five cubic yards (245 CY) of related grading. The maximum height of the project is proposed to be 26.00’ from the lowest finished grade covered by the structure and 26.00’ from the highest existing grade covered by the structure (NOTE: the Planning Commission previously denied a 6,507-square-foot project on this site on October 30, 2008, which was appealed by the applicant on November 10, 2008, and remanded back to the Commission by the City Council on February 3, 2009).

Action Deadline: July 16, 2009.

Recommendation: Review the second revised proposal for the applicant’s request for a Height Variation, Grading Permit and Conditional Use Permit (Planning Case No. ZON2007-00593) to determine if the revised project addresses the Planning Commission’s previous concerns regarding compatibility with the character of the immediate neighborhood.

2. HEIGHT VARIATION, GRADING PERMIT, & SITE PLAN REVIEW (CASE NO. ZON2008-00266): 29 Oceanaire Drive / Li (LM)
            To review the staff report click here

Request: A request to construct a 1,540 square foot first floor addition at the rear of the existing residence and a 31 square foot first floor addition at the front of the residence. The total square footage of the residence will be 4,785 (4,131 square foot residence and 654 square foot garage). The project also includes a 150 square foot balcony. After construction of the additions, the proposed residence will measure 22’-6¾” in height, as measured from the lowest finished grade adjacent to the foundation/slab (elevation 480.40’) to the highest ridgeline (elevation 502.85’) of the residence; and 17’-1½” in height, as measured from the highest elevation (elevation 485.02’) of building pad covered by structure to the highest ridgeline (elevation 502.85’) of the residence.

Action Deadline: May 21, 2009.

Recommendation: Adopt P.C. Resolution No. 2009-__; thereby approving the Height Variation, Minor Grading Permit and Site Plan Review (Case No. ZON2008-00266), subject to the conditions listed in Exhibit “A”, attached to the draft resolution.

3. HEIGHT VARIATION (CASE NO. ZON2008-00186): 26325 Birchfield Avenue/Jue (KF)

Request: A request to construct an 838-square-foot 2nd-story addition and 38-square-foot 2nd-story balcony on an existing 1-story single-family residence. The maximum height of the project is proposed to be 24.29’ from the lowest finished grade covered by the structure and 22.95’ from the highest existing grade covered by the structure.

Action Deadline: May 22, 2009.

Recommendation: Adopt P.C. Resolution No. 2009-__, denying without prejudice the requested Height Variation (Case No. ZON2008-00186).

4. HEIGHT VARIATION, GRADING PERMIT, SITE PLAN REVIEW & ENVIRONMENTAL ASSESSMENT (CASE NO. ZON2007-00486): 3450 Via Campesina / Schiappa (KF)
            To review the staff report click here

Request: A request to develop a new, 6,230-square-foot, 2-story single-family residence, detached 453-square-foot, 1-story cabaña, swimming pool, spa, paved driveway and turnaround area, retaining walls and free-standing fences, and one thousand fifty-six cubic yards (1,056 CY) of related grading on a 26,613-square-foot flag lot off Via Campesina. The maximum height of the main residence is proposed to be 26.00’ from the lowest finished grade covered by the structure and 12.00’ from the highest existing grade covered by the structure. The maximum height of the detached cabaña is proposed to be 12.00’ from the lowest finished grade covered by the structure.

Action Deadline: September 19, 2009.

Recommendation: Adopt P.C. Resolution No. 2009-__, certifying the Negative Declaration; and adopt P.C. Resolution No. 2009-__, conditionally approving the requested Height Variation, Grading Permit and Site Plan Review (Case No. ZON2007-00486).
