1. HEIGHT VARIATION AND MINOR EXCEPTION PERMIT (CASE NO. ZON2009-00497): 30939 Rue Valois / Griffin-Haddad (LM)
            To review the staff report click here

Request: A request to demolish the existing 3,305 square foot residence and construct a new 3,567 square foot 2-story residence. The proposed residence measures 26’-0” in height, as measured from the lowest finished grade adjacent to the foundation/slab (elev. 196.11’) to the highest ridgeline of the residence (elev. 222.11’). The applicant is also requesting a Minor Exception Permit to construct a new wall within the front yard, to exceed 42” in height. The wall would measure 3’-6” at the east property line and would increase to a height of 5’-3” at the west property line.

Action Deadline: July 2, 2010

Recommendation: Continue the public hearing to May 11, 2010.

2. PROPOSED REVISIONS TO THE VIEW RESTORATION AND PRESERVATION GUIDELINES: Citywide / City (JA)

Request: A City-initiated proposal to consider minor revisions to the City’s View Restoration and Preservation Guidelines & Procedures.

Action Deadline: None

Recommendation: Review Staff’s proposed clarification amendments to the City’s View Restoration and Preservation Guidelines & Procedures (“Guidelines”) and provide Staff with direction so that Staff can bring back a resolution recommending specific amendments to forward to the City Council for adoption.

3. COASTAL PERMIT, HEIGHT VARIATION, MINOR GRADING PERMIT & SITE PLAN REVIEW (CASE NO. ZON2009-00181): 23 Marguerite Drive / Shey (LM)
            To review the staff report click here

Request: A request to construct a 1,734.2 square foot, two-story addition to the existing 5,095.5 square foot residence. The existing residence has a non-conforming height of 30’-3”. The proposed addition would measure 25’-2” as measured from the lowest finished grade adjacent to the lowest footing of the addition and 18’-0” from the highest existing grade covered by the addition. The addition would not exceed or increase the existing non-conforming building height. The application also includes 48 cubic yards of grading (cut and fill) to accommodate an expansion of the existing driveway.

Action Deadline: April 29, 2010

Recommendation: Adopt P.C. Resolution No. 2010-__, thereby conditionally approving the requested Coastal Permit, Height Variation, Minor Grading Permit and Site Plan Review (Case No. ZON2009-00181).

4. THREE-MONTH REVIEW OF CONDITIONAL USE PERMIT REVISION (CASE NO. ZON2004-00232): 5640 Crestridge Road / Peninsula Community Church (KF)

Request: A request to review parking lot lighting at Peninsula Community Church for consistency with mitigation measures and conditions of approval adopted pursuant to P.C. Resolution Nos. 2006-44 and 2006-45.

Action Deadline: None.

Recommendation: Find that parking lot lighting at Peninsula Community Church is consistent with the mitigation measures and conditions of approval, via Minute Order.
