1. GRADING PERMIT AND HEIGHT VARIATION (CASE NO. ZON2009-00147): 27513 Longhill Drive / Chao (LM)
            To review the staff report click here

Request: A request to demolish an existing 2,100 square foot residence and construct a new 4,437 square foot 2-story residence. The proposed residence measures 24’-6” in height, as measured from the lowest finished grade adjacent to the foundation/slab to the highest ridgeline of the residence. The applicant is also requesting a Minor Grading Permit for 18 cubic yards of cut and 8 cubic yards of fill within the front yard.

Action Deadline: June 25, 2010

Recommendation: Adopt P.C. Resolution No. 2010-__, thereby conditionally approving the requested Height Variation and Minor Grading Permit (Case No. ZON2009-00147).

2. VARIANCE AND LOT LINE ADJUSTMENT (CASE NO. ZON2007-00340 & SUB2007-00005): 4 Thyme and Lot 53 of Tract 14500 / Beall & Monks (LM)

Request: A request to adjust the lot lines between two parcels to accommodate improved landscaping that is encroaching onto one of the parcels. The lot area for Parcel A will increase from a non-conforming 35,464 square feet to 39,555 square feet. The lot area for Parcel B will decrease from a non-conforming 40,467 square feet to a non-conforming 36,376 square feet. A Variance is required to allow the existing non-conforming lot size for Parcel B to decrease by 4,091 square feet in the RS-1 Zoning District (minimum lot size of 1 acre).

Action Deadline: June 25, 2010

Recommendation: Adopt P.C. Resolution No. 2010-__, thereby conditionally approving the requested Lot Line Adjustment (SUB2007-00005) and Variance (ZON2007-00340).

3. SIX MONTH REVIEW OF A CONDITIONAL USE PERMIT (CASE NO. ZON2005-00405): 29421 Western Avenue / Michaelis (SK)

Request: Planning Commission review of the applicant’s compliance with the conditions of approval associated with Case No. ZON2005-00405, which allowed the conversion of an existing automobile repair building to a new convenience store, replacement of the existing canopy with a new canopy, and the sale of beer and wine for off-site consumption.

Action Deadline: July 2, 2010

Recommendation: Provided that the Public Works Department is satisfied with the circulation pattern on the subject site, determine that the project is operating in accordance with the conditions of approval associated with Case No. ZON2005-00405, and approve the 6-month review via minute order.

4. GENERAL PLAN UPDATE – REVIEW OF “DRAFT” SAFETY ELEMENT, “DRAFT” LAND USE ELEMENT AND “DRAFT” HOUSING ELEMENT: City (GP, KF, SK)

Request: A request to review and approve the Sub-committee prepared “Draft” Safety Element, discuss the Staff prepared “Draft” Land Use Element, and select a preferred option for the Housing Element.

Recommendation: 1) Review and approve the Sub-committee (Knight, Lewis, Tetreault) proposed “Draft” Safety Element; 2) Provide general direction to Staff and the Planning Commission Sub-committee (Gerstner, Tomblin, Emenhiser) on the Staff proposed “Draft” Land Use Element; 3) Review and select a preferred format option for the “Draft” Housing Element; and 4) Receive and file the revised “Draft” Schedule.
