1. HEIGHT VARIATION, MINOR EXCEPTION PERMIT AND SITE PLAN REVIEW (CASE NO. ZON2011-00016): 30439 Calle de Sueños / Khaja (KF)
            To review the staff report click here

Request: A revised request to construct 760-square-foot, 1- and 2-story additions to an existing, 2-story single-family residence. The maximum height of the revised project is proposed to be 25’-0” from the lowest finished grade covered by the structure and 24’-3” from the highest existing grade covered by the structure. A Minor Exception Permit is requested to reduce the 20-foot front-yard setback for portions of the proposed 2nd-floor additions above the existing garage to a minimum of sixteen feet (16’-0”) from the front property line. Site Plan Review is requested for a 492-square-foot circular, at-grade observation deck, 6 cubic yards of related grading and other minor hardscape in the rear yard.

Action Deadline: September 26, 2011

Recommendation: Adopt P.C. Resolution No. 2011-__, thereby conditionally approving the requested Height Variation, Minor Exception Permit and Site Plan Review.

2. CONDITIONAL USE PERMIT REVISION “A” (CASE NO. ZON2002-00216): 29941 Hawthorne Boulevard (Chase Bank) / Chhabria (LM)
            To review the staff report click here

Request: A request to revise Condition No. 17 of Resolution No. 2008-43 to allow a previously approved office building on the corner of Crest Road and Hawthorne Boulevard to be used as a financial institution (Chase Bank). The square footage of the proposed building will be reduced in size from 7,116 square feet to 6,161 square feet in floor area. The project will accommodate a total of 30 parking spaces (25 parking spaces required for financial institutions). The request also includes a request to revise the Sign Program to allow one (1) building sign along the south side of the building, facing Hawthorne Boulevard, instead of two building signs, and one (1) additional sign along the east elevation where the entrance to the building will be located.

Recommendation: Continue the public hearing to the September 13, 2011 meeting.

3. MISCELLANEOUS CODE AMENDMENT (CA) (CASE NO. ZON2011-00023): City / Citywide (LM)

Request: A request to make miscellaneous minor “clean up” amendments to the City’s Development Code in order to clarify ambiguous language, remove language discrepancies, simplify or modify certain requirements, and codify existing policy procedures and/or application requirements.

Recommendation: Review and provide feedback on the proposed minor miscellaneous “clean-up” amendments to the City’s Development Code proposed by Staff that clarify ambiguous language, remove language discrepancies, simplify or modify certain requirements, and codify existing policy procedures and/or application requirements; and continue the public hearing to September 27, 2011 to bring back a Resolution.

4. FAR CODE AMENDMENT (CASE NO. ZON2010-00332): City / Citywide (ES)

Request: A request to amend Title 17 of the City’s Municipal Code to develop a Floor-Area-Ratio for Residential property as a method to enact a maximum structure size.
