1. SITE PLAN REVIEW (CASE NO. ZON2011-00083): 30800 Palos Verdes Drive East / Marymount College (AM)

Request: A request to install roof mounted ventilation equipment onto the existing Cecilia Hall Classroom Building (Academic Building) serving the biology and chemistry labs. Specifically, the improvements include the installation of two roof mounted air conditioning units enclosed by an uncovered screening wall at a height of 5’-6” above the existing roof. The roof mounted mechanical equipment screening wall dimensions are proposed at 57’-0” in length by 20’-6” in width and will be finished in a color that resembles the composite roof material. Additionally, two roof mounted fume exhaust vents will be installed at a height of 11’-0” above the existing roof.

2. HEIGHT VARIATION, MINOR EXCEPTION PERMIT AND SITE PLAN REVIEW (CASE NO. ZON2011-00016): 30439 Calle De Suenos / Anaya (KF/SK)

Request: A request to allow a 25’-3” tall, 760ft² 1st and 2nd story additions; reduce the 20’ front yard setback for a portion of the 2nd story addition; and an entry portico, two bow windows, an at-grade viewing deck, additional hardscape and 6yd³ of related grading in the rear yard of an existing 2-story single-family residence.
Action Deadline: September 26, 2011
Recommendation: Discuss whether or not the revised project has adequately addressed the Planning Commission’s concerns regarding view impairment and neighborhood compatibility, and either:
A)
Adopt P.C. Resolution No. 2011-__, thereby conditionally approving the requested Height Variation, Minor Exception Permit and Site Plan Review (Case No. ZON2011-00016); or,
B)
Adopt P.C. Resolution No. 2011-__, thereby denying without prejudice the requested Height Variation, Minor Exception Permit and Site Plan Review (Case No. ZON2011-00016)

3. CONDITIONAL USE PERMIT REVISION “A” (CASE NO. ZON2002-00216): 29941 Hawthorne Boulevard (Chase Bank) / Chhabria (LM)

Request: A request to revise Condition No. 17 of Resolution No. 2008-43 to allow a previously approved office building on the corner of Crest Road and Hawthorne Boulevard to be used as a financial institution (Chase Bank). The square footage of the proposed building will be reduced in size from 7,116 square feet to 6,161 square feet in floor area. The project will accommodate a total of 30 parking spaces (25 parking spaces required for financial institutions). The request also includes a request to revise the Sign Program to allow one (1) building sign along the south side of the building, instead of two building signs, and one (1) additional sign along the west elevation where the entrance to the building will be located.
Action Deadline: September 30, 2011
Recommendation: Adopt P.C. Resolution No. 2011-__, thereby approving Addendum 1 to a Certified Mitigated Negative Declaration, and conditionally approving a Conditional Use Permit Revision and Sign Program Revision “A” (Case No. ZON2002-0016) to allow the commercial building to be used as a financial institution with new signage.

4. GENERAL PLAN AMENDMENT, ZONE CHANGE, ENVIRONMENTAL ASSESSMENT, HEIGHT VARIATION, GRADING PERMIT & SITE PLAN REVIEW (CASE NO. ZON2010-00025): 10 Chaparral Lane / Colaruotolo (SK)

Request: A request to relocate the General Plan Land Use boundary line between Residential & Natural Environment/Hazard and the Zoning boundary line between Single Family Residential (RS-2) & Open Space Hazard to a more northerly location on the 1.96 acre vacant property located at 10 Chaparral so that the more level area of the lot can be developed with a new 8,186ft² two-story residence.
Action Deadline: October 1, 2011
Recommendation: Continue the public hearing to an unspecified date, which will require a re-notice, to allow time for Staff to address grading and trail issues that have been raised by the public.
