1. CODE AMENDMENT – HEDGES IN FRONT YARD SETBACK (CASE NO. ZON2010-00293): Citywide (SK)
     To review the staff report click here

Request: A request to create a new review process for hedges above 42” in height within the front yard setback and to simplify the existing intersection visibility triangle review process.

Action Deadline: None

Recommendation: Discuss and provide direction to Staff on a proposed code amendment to revise Chapters 17.48.070 (Intersection Visibility Triangle) and 17.76.030 (Fences, Walls and Hedges) of Title 17 (Zoning) of the City’s Municipal Code, to 1) amend the review process for Intersection Visibility Triangle applications, and 2) establish a new process to allow hedges above 42” in height within the front yard setback of private residential properties.

2. CODE AMENDMENT – INTERPRETATION PROCEDURE REGARDING LOCATION OF OPEN SPACE HAZARD BOUNDARY LINE (CASE NO. ZON2011-00168): Citywide (AH)

Request: A City-initiated request to revise Chapter 17.90 the Interpretation Procedure described in the Rancho Palos Verdes Municipal Code (RPVMC) Chapter 17.90, to allow greater administrative flexibility for the adjustment of the Open-Space Hazard boundary line up to 100 feet on private property.

Recommendation: Review the Commission directed changes to RPVMC Chapter 17.90 and if deemed acceptable:

1.) Adopt P.C. Resolution No. 2012-___, recommending that the City Council adopt an Ordinance amending RPVMC Chapter 17.90, to allow the administrative adjustment of an open-space hazard (OH) zoning district boundary line from thirty (30) feet to one-hundred (100) feet through an interpretation procedure; and,

2.) Recommend to the City Council that the application fees and any subsequent appeal fees associated with a request for an Interpretation Procedure to adjust an open-space hazard district boundary line be waived until an update of the General Plan, which will include updated mapping of the hazard areas Citywide, has been adopted by the City Council.

Request: A request to review and approve proposed changes to the General Plan Land Use Map to remove Overlay Control Districts from the City’s NCCP Preserve areas.
