Request: A request to trim and/or remove foliage located at 3302 & 3326 Deluna Drive, to restore the views from 30639 & 30638 Lucania Drive.

Action Deadline: None

Recommendation: Adopt P.C. Resolution No. 2012-___, approving View Restoration Permit Application No. 2010-00010 to trim or remove foliage on the properties located at 3302 and 3326 in order to restore the applicants’ views from 30639 and 30638 Lucania Drive.

2. CONDITIONAL USE PERMIT REVISION AND VARIANCE REVISION (CASE NO. ZON2012-00038): 5504 Crestridge Road / P.V. Art Center (LM)
    To review the staff report click here

Request: A request to construct exterior improvements to the Palos Verdes Arts Center (PVAC) including:

• Expansion of the roof structure of the existing Ceramic Storage area, adjacent to Building “C”, whereby the structural posts will encroach 6’-0” into the required 20’-0” side yard setback and 16’-0” into the required 20’-0” south, rear yard setback. This portion of the request requires approval of a Variance to deviate from the code-required 20’-0” interior side and rear yard setback. In addition to the structural posts, the roof eave will cantilever so that the edge of the roof eave will be setback 10’-0” from the west side property line and 4’-0” from the south, rear property line. This portion of the request requires approval of a Variance to allow the roof overhang (eaves) to encroach more than 10’-0” into the 20’-0” south, rear yard setback. In addition, the new roof structure will be 17’-0” in height, thereby also requiring approval of a Conditional Use Permit to exceed the 16’-0” by-right height limitation in Institutional zones.

• Approval of a Site Plan Review to allow nine (9) new rooftop mechanical equipment units. Specifically, one (1) unit would be located on the roof of Building “B”, seven (7) units would be located on the rooftop of Building “A” and one (1) unit would be located on the rooftop of Building “C”. In order to approve the new mechanical equipment units, Condition No. 16 of the Conditional Use Permit for the PVAC expansion will need to be deleted to allow the abovementioned mechanical equipment units and new conditions of approval will need to be added.

Recommendation: Continue the public hearing to April 10, 2012 Planning Commission meeting.

Request: Review the General Plan Annual Report regarding the status of the City’s General Plan and the progress on its implementation for the 2011 calendar year.

Recommendation: Direct Staff, via Minute Order, to forward the City’s Annual Report to the City Council regarding the status of the General Plan and the progress on its implementation during the 2011 calendar year.

5. ANNUAL REPORT ON THE IMPLEMENTATION OF THE HOUSING ELEMENT: City (LM)
