Request: A request to revise the adopted conditions of approval related to grading for a new
single-family residence, so that the earth material approved to be deposited on the adjacent
vacant parcel owned by the same property owner is exported off of the property instead.
Action Deadline: July 17, 2012
Recommendation: Adopt P.C. Resolution No. 2012-___; approving, with revised conditions,
changes to the Height Variation, Grading and Site Plan Review Permit (Case No. ZON2010-
00252).

Request: Obtain public feedback on the environmental issues to be analyzed in the
forthcoming Environmental Impact Report (EIR) for the Crestridge Senior Condominium
Housing project.
Action Deadline: April 20, 2013
Recommendation: Open the public hearing to receive public comments on environmental
issues to be analyzed in the Draft Environmental Impact Report (DEIR) for the Crestridge
Senior Condominium Housing Project; and receive any input on the environmental issues to be
analyzed in the project EIR from the Planning Commission.
3 CODE AMENDMENT – HEDGE HEIGHT IN THE FRONT YARD SET-BACK (CASE
NO. ZON2010-00293): City / Citywide (SK)

Request: A request to establish procedures allowing hedges over 42” within the front yard
setback of private residential properties and to simplify the existing intersection visibility triangle
review process.
Action Deadline: None
Recommendation: Discuss and provide direction to Staff on a proposed code amendment to
revise Chapters 17.48.070 (Intersection Visibility Triangle) and 17.76.030 (Fences, Walls and
Hedges) of Title 17 (Zoning) of the City’s Municipal Code, to 1) establish a new process to allow
hedges above 42” in height within the front yard setback of private residential properties, and 2)
amend the review process for Intersection Visibility Triangle applications.
