1. CODE AMENDMENT – HEDGES WITHIN THE FRONT YARD SET-BACK (CASE NO. ZON2010-00293): City / Citywide (SK)

Request: A request to establish procedures allowing hedges over 42” within the front yard setback of private residential properties and to simplify the existing intersection visibility triangle review process.

Action Deadline: None

Recommendation: Adopt P.C. Resolution No. 2012-__, thereby recommending to the City Council the adoption of an Ordinance to revise Chapters 17.48.070 (Intersection Visibility Triangle) and 17.76.030 (Fences, Walls and Hedges) of Title 17 (Zoning) of the City’s Municipal Code, to amend the review process for Intersection Visibility Triangle applications, and establish a new discretionary permit process to allow hedges above 42” in height within the front yard setback of private residential properties.

Request: A 6-month review of a shared parking plan between the Pt. Vicente Animal Hospital, located at 31270 Palos Verdes Drive West, and the adjacent St. Paul’s Lutheran Church, located at 31290 Palos Verdes Drive West.

Action Deadline: None

Recommendation: Determine that the shared parking plan between the Pt. Vicente Animal Hospital and St. Paul’s Lutheran Church is acceptable, adopt P.C. Resolution No. 2012-__, thereby approving Addendum No. 1 to the Certified Mitigated Negative Declaration, and adopt Resolution No. 2012-__, thereby modifying Condition of Approval Nos. 70 and 71 to reduce the total number of required, combined parking spaces from sixty-one (61) spaces to sixty (60) spaces.
